<br />property taxes, zoning and other governmental restrictions and all easements, reservations, covenants and
<br />restrictions of record.
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) Grantor hereby covenants with Grantee that Grantor will forever defend Grantee against claims of all
