<br />John E. Hutchings, Jr., Executor of the Estate of Mane E. Hutchings, deceased, pursuant
<br />to his appointment by the Probate and Family Court of Middlesex County, Massachusetts, and
<br />i� pursuant to his Proof of Authority to exercise the powers of a local Personal Representative in
<br />the State of Nebraska filed in the County Court of Hall County, Nebraska, pursuant to Nebraska
<br />Probate Code Section 30 -2505, as Case No. PR02 -100, GRANTOR, conveys and releases to
<br />John E. Hutchings, Jr., GRANTEE, the following described real estate (as defined in Neb. Rev.
<br />Stat. §76 -201) all located in Hall County, Nebraska:
<br />All of decedent's interest in and to:
<br />Parcel 1. All of Lot D of Garden Subdivision of Lot One (1), on Mainland in
<br />Section Thirteen (13), Township Eleven (11) North, Range Nine (9) West of the
<br />6 ' P.M., Hall County, Nebraska, EXCEPTING a tract of land described as
<br />follows: Commencing at the Northwest corner of Lot D, thence proceeding in a
<br />Southerly direction along said section line a distance of 338.8 feet, thence
<br />proceeding East and parallel to the North line of Lot D a distance of 353.5 feet,
<br />thence proceeding North parallel to the West line of Section Thirteen (13), a
<br />distance of 338.8 feet to the North line of Lot D, thence proceeding Westerly
<br />along and upon said North line a distance of 353.5 feet to the place of beginning,
<br />and further EXCEPTING that part of Lot D condemned by the City of Grand
<br />Island shown in Book R at Page 29 of the Miscellaneous Records of Hall County,
<br />Nebraska, and subject to one -half (' /z) of the county road on the West line of said
<br />property; AND
<br />the East Half (E' /2) of the South Two (2) acres of Lot C in Garden Subdivision of
<br />Lot One (1) on Mainland, Section Thirteen (13), Township Eleven (11) North,
<br />Range Nine (9), Hall County, Nebraska, being a tract 353.5 feet running East and
<br />West and 123 '/4 feet running North and South and more particularly described as
<br />commencing at the Southeast corner of said Lot C above described and
<br />proceeding in a Northerly direction parallel with the West line of Lot C a distance
<br />of 123 '/4 feet, thence proceeding in a Westerly direction parallel with the South
<br />line of said Lot C a distance of 353.5 feet, thence proceeding in a Southerly
<br />direction parallel to the East line of said Lot C a distance of 123 '/4 feet to a point
