Dimmitt, an individual and surviving widow of Rolland Dimmitt ("Grantor"), to the Latasha Field Trust, a trust established pursuant to a Trust Agreement dated November 20, 2023, Latasha Field Trustee ("Grantee"): WITNESSETH: That the Grantor, for and in consideration of the sum of TEN AND 00/100 DOLLARS ($10.00), and other valuable consideration, receipt and adequacy of which are hereby acknowledged, by these presents does grant, bargain, sell, alien, remise, release, convey, and confirm unto the Grantee all that certain land situated in Hall County, Nebraska including the improvements thereon, and being more fully described on Exhibit "A" attached hereto. Together with all the tenements, hereditaments, and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD, the same in fee simple forever. And Grantor does hereby bind itself and its successors and legal representatives to warrant and forever defend, all and singular, the title to said land unto the said Grantee, its successors, and assigns, against the claims of every person whomsoever lawfully claiming or to claim the same, or any part thereof, by, through, or under Grantor, but not otherwise. Grantee assumes and agrees to pay taxes for the tax year in which this instrument was executed and subsequent years.
