<br />That Central Nebraska Federal Credit Union, the "Grantor", of 609 South Locust Street, Grand Island,
<br />Nebraska 68801, for and in consideration of the sum of one dollar ($1.00) and other good and valuable
<br />consideration, the receipt of which is hereby acknowledged, does hereby grant, remise, convey and relinquish unto
<br />NorthWestern Energy Public Service Corporation, a South Dakota corporation, d/b/a NorthWestern Energy,
<br />the "Grantee", with its principal operations office located at 600 Market Street West, Huron, South Dakota 57350, its
<br />successors or assigns, a gas utility easement for the installation, maintenance and operation of an underground
<br />natural gas pipeline along with all appurtenances thereto, over, under, upon and through the following described
<br />lands situated in the County of Hall, State of Nebraska, to wit:
<br />A tract of land located in part of Lot Four (4), Block Four (4), Lakeview Subdivision, a part of
<br />the South Half of the Southwest Quarter (S1/2 SW1/4) of Section Fifteen (15), Township Eleven
<br />North (T11N), Range Nine West (R9W) of the 6th Principal Meridian, City of Grand Island, Hall
<br />County, Nebraska, and more particularly described as follows:
<br />Beginning at the Northwest (NW) corner of Lot 4, Block 4, Lakeview Subdivision, being the
<br />intersection of the South right-of-way line of Shuff Street and the East right-of-way line of
<br />South Locust Street, and also being the Point of Beginning; thence on an assumed bearing
<br />of South 89°06'32" East, along said South right-of-way line and the North line of said Lot 4,
<br />Block 4, Lakeview Subdivision, a distance of 31.46 feet; thence South 55°39'18" West, a
<br />distance of 38.12 feet to a point on said East right-of-way line of South Locust Street; thence
<br />North 00°02'50" East, along said East right-of-way line, a distance of 22.00 feet to the Point of
<br />Beginning; as illustrated in Exhibit "A" attached hereto. Said tract of land containing 346
<br />square feet, more or less.
<br />[The purpose of the above -described easement is for an underground natural gas pipeline
<br />along with all appurtenances thereto (the "Facilities").]
<br />TO HAVE AND TO HOLD unto said Grantee, its successors and assigns, so long as the Facilities shall be
<br />maintained and operated, together with the right of ingress and egress from said premises for the purpose of
<br />surveying, constructing, installing, inspecting, repairing, maintaining, renewing and replacing the property of the
<br />Grantee located thereon, or removed thereof, in whole or in part, at the will of the Grantee.
