<br />WHEREAS, all of the indebtedness secured by the Deed of Trust executed by JAMES A.
<br />SCHULTZ to BRANDON S. CONNICK, Attorney at Law and member of the Nebraska State
<br />Bar Association, Trustee, for the benefit of BRIAN J. RASMUSSEN, the Beneficiary named
<br />therein, dated May 10, 2025, and recorded on May 12, 2025 as Instrument No. 202502509 in the
<br />Office of the Hall County Register of Deeds has been paid, and the said Beneficiary has
<br />requested in writing that this Deed of Reconveyance be executed and delivered,
<br />NOW, THEREFORE, in consideration of such payment in accordance with the request of
<br />the Beneficiary named therein, the undersigned, as Trustee, does by these presents, grant, remise,
<br />release, and reconvey to the person or persons entitled thereto, all the interest and estate derived
<br />to said Trustee by or through said Trust Deed in the following -described premises, but only as to
<br />such premises:
<br />A tract of land consisting of part of the Northwest Quarter (NW1/4) of Section 21,
<br />Township 12 North, Range 11 West of the 6th P.M., Hall County, Nebraska and more
<br />particularly described as follows:
<br />Commencing at the Northwest Corner of said NW1/4, said point also being the point of
<br />beginning; thence on an assumed bearing of N90°00'00"E along the North line of said
<br />NW1/4 a distance of 1142.15 Feet; thence S00°00'00"E a distance of 143.04 Feet; thence
<br />S22°14'48"E a distance of 267.00 Feet; thence N90°00'00"W a distance of 1245.31 Feet
<br />to a point on the West line of said NW 1 /4; thence N00° 18' 19"E along said West line a
<br />distance of 390.17 Feet to the point of beginning, subject to County Road Right of Way,
<br />Excepting therefrom a tract of land comprising a part of the Northwest Quarter (NW1/4)
<br />of Section Twenty -One (21), Township Twelve (12) North, Range Eleven (11) West of
<br />the 6th P.M., Hall County, Nebraska and more particularly described as follows:
<br />All of the Northerly Forty -Five (45.00) Feet of the Northwest Quarter (NW1/4) of said
<br />Section Twenty -One (21).
<br />together with all improvements, fixtures and appurtenances located thereon or in any way pertaining
<br />thereto, and the rents, issues, profits, reversions and the remainders thereof, including all such personal
<br />property that is attached to the improvements so as to constitute a fixture, all of which, including
<br />replacements and additions thereto, are hereby declared to be a part of the real estate conveyed in trust
<br />hereby, it being agreed that all of the foregoing shall be hereinafter referred to as the "Property".
