Locust, Ste. 501 <br />Grand Island, NE 68801 <br />AFFIDAVIT OF ABSTRACTOR <br />STATE OF NEBRASKA ) <br />) SS: <br />COUNTY OF HALL ) <br />REGISTER ER OF DEEDS <br />IDS <br />I am an abstractor with over thirty years of experience in Hall County, Nebraska, duly <br />licensed by the Abstractors Board of Examiners in the State of Nebraska (Certificate Number <br />726). <br />I have actual knowledge that on or about September 6, 2006, Alejandro Rubi and Maribel <br />Ramirez f/k/a Maribel Rubi-Ramirez took title to the following parcel of real estate, through a <br />Survivorship Warranty Deed filed as instrument number 20067986 in the Hall County Register <br />of Deeds: <br />The North Forty Four (44) Feet of Lots One (1) and Two (2), in Block Eighty Six <br />(86), in Wheeler and Bennett's Fourth Addition to the City of Grand Island, Hall <br />County, Nebraska (the "Real Estate"). <br />On or about September 3, 2010, Maribel Ramirez and Alejandro Rubi terminated their <br />marriage in the District Court of Hall County, Nebraska, Case Number CI 10-287. I have <br />reviewed a copy of the divorce decree (the "Decree") filed in that case. The Decree awards title <br />to the Real Estate to Maribel Ramirez. <br />The Decree contains a typographical error in the legal description for the real estate, <br />erroneously noting the property in question as being located in `Bennett's Fourth Addition of the <br />City of Grand Island, Hall County Nebraska." <br />I have actual knowledge that `Bennetts Fourth Addition" does not exist in Grand Island, <br />Hall County, Nebraska. Instead, "Wheeler and Bennetts Fourth Addition" exists in Grand Island, <br />Hall County, Nebraska. <br />Based on my knowledge of Hall County, Nebraska real estate records, and the address of <br />the property listed in the decree, which matches the address of the Real Estate, I can verify that <br />the legal description utilized in the Decree is intended to reference the Real Estate as describe <br />herein. <br />Further Affiant saith not. <br />al A.
