CLAUS, husband and wife (collectively, "Grantors"), in <br />consideration of One Dollar ($1.00) and other good and valuable consideration, the receipt and sufficiency <br />of which are hereby acknowledged, hereby grant, convey and demise to BRIAN M. HARRENSTEIN, a <br />single person ("Grantee"), all of Grantors' right, title and interest in and to that certain real estate legally <br />described in Exhibit "A" attached hereto and incorporated by reference herein, together with any <br />improvements thereupon (collectively, the "Property"). <br />Grantors covenant with Grantee that Grantors: <br />1. are lawfully seized of the Property and that it is free and clear of all liens and <br />encumbrances, but subject to all easements, covenants, restrictions, and reservations of <br />record; <br />2. have legal power and lawful authority to convey the Property; and <br />3. warrant and will defend title to the Property against the lawful claims of all persons <br />claiming the same or any part thereof by, through or under Grantors, but not otherwise. <br />[Remainder of page intentionally left blank; signature page follows.] <br />1 <br />
