Heider, l <br />X i husband and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable <br />D consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and <br />confirm unto Mitchell T. Nickerson and Susan E. Nickerson, husband and wife, as joint tenants with <br />right of survivorship, and not as tenants in common, conveys to Grantee the following described real <br />property in Hall County, NE: <br />A tract of and consisting of a part of Lots Ten (10) and Eleven (11), Home Subdivision, City of Grand Island, <br />Hall County, Nebraska and more particularly described as follows: Beginning at a point on the Westerly <br />Right of Way line of Wheeler Avenue, said point being One Hundred Ten and Seven Tenths (110.7) feet <br />Southeasterly from the Northeast corner of said Lot Ten (10), Home Subdivision and a point on the southerly <br />line of 18th Street as surveyed through said Lots Ten (10) and Eleven (11); thence running along and upon <br />the south line of 18th Street, as surveyed, for a distance of One Hundred Fifty Six (156) feet to the actual <br />point of beginning; thence running in a southeasterly direction on a line parallel with Wheeler Street for a <br />distance of One Hundred Thirty Two (132) feet to the north line of the alley; thence running southwesterly on <br />and upon the north line of said alley a distance of Fifty Two (52) feet; thence running northwesterly on a line <br />parallel with Wheeler Street for a distance of One Hundred Thirty Two (132) feet to the south line of 18th <br />street; thence running northeasterly along and upon the south line of 18th Street for a distance of Fifty Two <br />(52) feet to the point of beginning <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and <br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises <br />against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real etate shall vest in the surviving grantee. <br />Dated this 7/ <br />
