Beckler and Dorathea Maxine Beckler, husband and wife, in <br />consideration of the sum of One Dollar ($1.00) and other good and valuable consideration, <br />receipt of which is hereby acknowledged, convey to Randy Dibbern and Gloria A. Dibbern, <br />husband and wife, Grantees, as joint tenants with rights of survivorship, and not as tenants in <br />common, the following described real estate (as defined in Neb. Rev. Stat. Sec. 76 -201) in Hall <br />County, Nebraska: <br />The South Half of the Southeast Quarter (S1/2 SE1 /4) of Sectionl3, Township 12 North, Range <br />12 West of the 6 P.M., Hall County, Nebraska, EXCEPT the right -of -way of the Chicago, <br />Burlington and Quincy Railroad Company, AND EXCEPT all that part of the said S1/2 SE1 /4 <br />lying south and west of said railroad right -of -way containing 1.8 acres conveyed by Travelers <br />Insurance Company to Opal Piersol by Warranty Deed dated January 24, 1939, AND EXCEPT <br />a certain tract described in deed recorded in Book 147 at Page 15 of the official Hall County <br />deed records, AND EXCEPT a tract of land conveyed to the State of Nebraska described in <br />deed recorded on Book 125, Page 257 of said deed records, AND EXCEPT a tract containing <br />one acre, more or less, described in deed recorded as Document No. 76- 001425 and Document <br />No. 76- 001426 of said official deed records; together with all that part of the S1/2 SE1 /4 that lies <br />north and east of the right -of -way of the Chicago, Burlington and Quincy Railroad Company, <br />both of said tracts being subject to existing roads, easements, rights -of -way and restrictions, <br />AND EXCEPT a tract of land conveyed to the Burlington Northern and Santa Fe Railway <br />Company described in Document No. 98- 105826 of said official records, AND EXCEPT a tract <br />of land described in deed recorded as Document No. 77- 007008 of said official deed records, <br />reserving a right -of -way lane for vehicles and farm machinery over the North feet of these <br />premises. <br />Grantors covenant with the Grantees that Grantors: <br />I. are lawfully seized of such real estate and that it is free from encumbrances except <br />easements, covenants, and restrictions of record; <br />2. have legal power and lawful authority to convey the same; <br />3. warrant and will defend the title to the real estate against the lawful claims of all <br />persons. <br />DATED: June , 2015. <br />GENERAL NOTARY - State of Nebraska <br />DENISE 0.
