Mettenbrink, Deceased, herein called the Grantor, pursuant to authority of the County Court of Hall County, Nebraska, pursuant to the Nebraska Probate Code, in consideration of One Dollar ($1.00) and other valuable consideration received from Grantee, does hereby grant, bargain, sell, convey and confirm unto Kathleen Ann Mettenbrink, herein called the Grantee, the real property described as follows: An undivided one -third interest in the SE'/ of Section 9, Township 12 North, Range 9 West of the 6 P.M., Hall County, Nebraska, except a tract deeded to the State of Nebraska in Deed Book 98, Page 222, described as follows: A strip of land described as the South 50 feet of the SE'/ of Section 9 subject to easements and restrictions of record, together with all the estate, right, title, interest, claim or demand whatsoever, of said Deceased, of, in and to same, or any part hereof. To have and to hold the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantee and to Grantee's heirs and assigns forever. And the Grantor does hereby covenant with the Grantee and with Grantee's heirs and assigns that the real property herein described is free and clear of any lien or encumbrance caused by any claim for taxes levied against the Estate of William C.
