<br /> TRUSTEE'S DEED �
<br /> KNOW ALL MEN BY TI�SE PRESENTS:

<br /> That a Deed of Trust was made and entered into on or about May 3, 1991, by and between Holly
<br /> Biggerstaff n/k/a Holly McConnell, a single person, Trustor, and Columbus Federal Savings Bank,
<br /> Beneficiary, wherein Commercial Federal Bank, a Federal Savings Bank was named Trustee. This Deed of
<br /> Trust was recorded May 3, 1991 in the Records of the Register of Deeds of Hall County, Nebraska as
<br /> Instrument No. 91-102663. Hereinafter the Trustee, Commercial Federal Bank, a Federal Savings Bank, will
<br /> be referred to as GRANTOR.
<br /> On or about May 6, 1991, Columbus Federal Savings Bank, as Beneficiary, assigned a11 of its right,
<br /> title and beneficial interest in the Deed of Trust to Commercial Federal Mortgage Corporation. The
<br /> Assignment was recorded May 15, 1991, in the office of the Register of Deeds of Hall County, Nebraska,
<br /> as Instruments No. 91-102977.
<br /> The GRANTOR in consideration of Thirty-Three Thousand Five Hundred Eighty-Nine and
<br /> 50/100's Dollars (S 33,589.50) and other valuable consideration received from Commercial Federal Bank,
<br /> a Federal Savings Bank, hereinafter GRANTEE does hereby grant, bargain, sell, convey and confirm unto
<br /> GRANTEE the following described real property in Hall County, Nebraska:
<br /> Part of Lot Seven(7)Block Six(6) of Rollins Addition to the City of Grand
<br /> Island, Hall County, Nebraska, and part of Lot Eight (8) in Block Nineteen
<br /> (19) of T-i.G. Clark's Addition tc the City of irand Island; Hall County,
<br /> Nebraska. Described as follows: Beginning at the Southwest corner of said
<br /> Lot Seven(7)running thence Northerly along the Westerly lines of said Lots
<br /> (7) and (8) for a distance of 80 feet thence Easterly at right angles, 45 feet,
<br /> thence Southerly, at right angles, 80 feet to the Southerly line of said Lot 7
<br /> and thence Westerly 45 feet to the place of beginning, being a rectangular
<br /> piece of ground having a Southerly frontage of 45 feet on 6th Street and a
<br /> Depth of 80 feet. The Westerly Fourty Five(45') feet of the Northerly Fifty
<br /> Two feet (52') of Fractional Lot Eight (8) in Fractional Block Nineteen(19)
<br /> in H.G. Clark's Addition to the City of Grand Island, Hall County, Nebraska.
<br /> To have and to hold the above-described premises together with all tenements, hereditaments and
<br /> appurtenances thereto belonging unto the GRANTEE, and to GRANTEE'S successors and assigns forever.
<br /> GRANTOR does hereby covenant with the GRANTEE and with the GRANTEE'S successors and
<br /> assigns:
<br /> (1) That Holly Biggerstaff n/k/a Holly McConnell, a single person, Trustor, failed to pay the
<br /> Beneficiary payments w'r�ich were contractually due, and the GRANTOR, at the request of the Beneficiary,
<br /> elected to declare±hP Fr�:rP�,:::Y�.��j:..c;�,�:��w,c::, w�ticer with in�erest tnereon, at once imriiediately due
<br /> and payable.
<br /> (2) That a Notice of Default was recorded by GRANTOR on January 7, 1998, as Instrument No.
<br /> 98-100168, in the records of the Register of Deeds,Hall County, Nebraska. Within ten(10) days thereafter,
<br /> a copy of the recorded Notice of Default was mailed by certified mail, postage prepaid to all parties entitled
<br /> to notice, pursuant to said Deed of Trust and in compliar.ce with Statute 76-1008, R.R.S. Nebraska.
<br /> (3) That Trustor, Holly Biggerstaf�n/k/a Holly McConnell, a sin�le person, faileci to cure the
