<br /> This Conveyance is made pursuant to the powers conferred on Grantor by a
<br /> Trust Deed dated September 12, 1996, and recorded on September 17, 1996,
<br /> with the Register of Deeds of Hall County, Nebraska as Document No. 96-
<br /> 107275, wherein Deloris F. Renteria is Trustor, and The Bank of Wood River,
<br /> Grand Island, Nebraska, is named Beneficiary, and Jack Zitterkopf, Attorney, is
<br /> Trustee, wherein the Trustor granted and conveyed to such Trustee, on the trust
<br /> therein expressed, the property above described to secure, among other
<br /> obligations, payment of a promissory note of even date in the principal amount of
<br /> $44,342.75 and interest thereon according to the terms thereof; and after the
<br /> fulfillment of the conditions specified in the Trust Deed authorizing this
<br /> conveyance as follows:
<br /> 1) Breach and default were made under the terms of the Trust Deed in
<br /> the particular set forth in the Notice of Default hereinafter referred to, which
<br /> default continued until the time of sale.
<br /> 2) There was filed for record on January 20, 1998, as Document No. 98-

<br /> stating that he, as Trustee, would sell at public auction to the highest bidder the
