<br /> This instrument,made this 16�'day of November,2011,between Eric H.Lindquist,a
<br /> member of the Nebraska State Bar Association, Successor Trustee, hereinafter called
<br /> "Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded on
<br /> January 28,2009 as Instrument No.02009�0566 in the office of the Register of Deeds of Hall
<br /> County, Nebraska, and the Secretary of the Department of Housing and Urban
<br /> Development,hereinafter called"Grantee".
<br /> WHEREAS, on August 24,2011, Grantor,executed a Notice of Default pursuant to
<br /> which notice was given to Leigh Anne Woitaszewski and Greg Woitaszewski, wife and
<br /> husband, Trustors, under that certain Deed of Trust recorded on January 28, 2009 as
<br /> Instrument No.0200900566 in the office of the Register of Deeds of Hall County,Nebraska,
<br /> covering that certain premises described as:
<br /> Lot Six(6),in Block Nine(9),in Parkhill Third Subdivision,an Addition
<br /> to the City of Grand Island,Hall Counry,Nebraska,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred, and
<br /> setting forth the nature of such breach and of his election to sell or cause to be sold such
<br /> property to satisfy the obligation. Said Notice of Default was filed for record in the Office of
<br /> the Register of Deeds of Hall County, Nebraska, on August 25, 2011, as Instnunent No.
<br /> 201106346.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb.Rev.StaL.§76-1008.
<br /> Subsequent thereto,beginning on October 3,2011,Grantor caused to be published in
<br /> The Grand Island Independent, a newspaper having a general circulation in Hall County,
<br /> Nebraska,a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br /> stating that the described property would be sold at public auction to the highest bidder for
<br /> cash or certified or cashier's check, at the lower level lobby of the Hall County Courthouse,
<br /> 1 st&Locust Street,Grand Island,Hall County,Nebraska at 2:00 PM on November 15,2011.
<br /> Publication of such notice was made for five consecutive weeks on October 3,2011,October
<br /> 10, 2011, October 17, 2011, October 24, 2011 and October 31, 2011, the last publication
<br /> being at least ten(10)days but not more than thirty(30)days prior to the date of sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br /> entifled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br /> §76-1008.
<br /> Pursuant to said Notice of Trustee's Sale,John B. McDermott, attorney for Grantor,
<br /> did at the time and place mentioned in said Notice of Trustee's Sale, offer said property for
<br /> sale at public aucdon,and did sell the same to CitiMortgage,Inc.for the sum of$160,246.36,
<br /> it being the highest bidder therefor. CitiMortgage,Inc.has assigned all of its right,title and
<br /> interest in such bid to Grantee.
