<br />MAXIMUM LIEN. The lien of this Deed of Trust shall not exceed at any one time
<br />$1,125,000.00.
<br />THIS DEED OF TRUST is dated December 1, 2011, among O'Connor Residential, L.L.C.; A
<br />Nebraska Limited Liability Company ("Trustor"); GREAT WESTERN BANK, whose address Is
<br />Kearney, 2120 1st Ave, Kearney, NE 68848 (referred to below sometimes as "Lender" and
<br />sometimes as "Beneficiary"); and Great Westem Bank, whose address is PO Box 4070, Omaha,
<br />NE 68104-0070 (referred to below as "Trustee").
<br />CONVEYANCE AND GRANT. For valuable consideration, Trustor conveys to Trustee fn trust, WITH POWER OF SALE,
<br />for the beneftt of Lender as Beneflciary, all of Trustor's right, title, and interest in and to the following described real
<br />property, together with all existing or subsequently erected or affixed buildings, improvements and fixtures; all
<br />easements, rights of way, and appurtenances; all water, water rights and ditch rights (including stock in utilities with
<br />ditch or irrigation rights); and all other rights, royalties, and profits relatin to the real prope including without
<br />limitation all minerals, oil, gas, geothermal and similar matters, (the "Real P roperty ") IoCated 'In Hall County,
<br />State of Nebraska:
<br />A tract of land located in the Southeast Quarter of the Northeast Quarter (SE1/4 NE1/4) of
<br />Section Thlrteen (13), Township Eleven (11) North, Range Ten (10) West of the 6th P.M.,
<br />Hall County, Nebraska, and more particularly described as follows: Commencing at the
<br />Southeast corner of said SE1/4 NE1/4, thence North a distance of 80 feet to the North line
<br />of Faidley Avenue and the point of beginning, thence continuing North on the East line of
<br />said SE1/4 NE1/4 a distance of 320 feet, also being the center of Webb Road; thence West
<br />parallel to the South line of said SE1/4NE1/4 a distance of 33 feet to the West line of Webb
<br />Road; thence continuing West parallel to South line of said SE1/4 NE1/4 a distance of 356
<br />feet; thence South parallel to said East line of SE1/4 NE1/4 a distance of 320 feet to the
<br />North line of Faidley Avenue; thence East on said North line of Faldley Avenue and parallel
<br />to the South line of said SE1/4 NE 1/4 a distance of 356 feet to the West line of said Webb
<br />Road; thence continuing on afore mention course a distance of 33 feet to the point of
<br />beginning, EXCEPTING a tract of land more particularly described in Warranty Deed
<br />recorded in the Register of Deeds Office as Document No. 94-1 081 1 9
<br />The Real Property or its address is commonly known as 700 N Webb Road, Grand Island, NE
<br />68803.
<br />CROSS-COLLATERALIZATION. In addition to the Note, this Deed of Tnist secures all obligations, debts and liabilities,
<br />plus interest thereon, of Trustor to Lender, or any one or more of them, as well as all claims by Lender against Trustor
<br />or any one or more of them, whether now existing or hereafter arising, whether related or unrelated to the purpose of
<br />the Note, whether voluntary or otherwise, whether due or not due, direct or indirect, determined or undetermined,
<br />absolute or contingent, liquidated or unliquidated, whether Trustor may be liable individually or jointly with others,
<br />whether obligated as guarantor, surety, accommodation party or otherwise, and whether recovery upon such amounts
<br />may be or hereafter may become barred by any statute of limitations, and whether the obligation to repay such amounts
<br />may be or hereafter may become otherwise unenforceable.
<br />FUTURE ADVANCES. In addition to the Note, this Deed of Trust secures all future advances made by Lender to Trustor
<br />whether or not the advances are made pursuant to a commitment. Specifically, without limitation, this Deed of Trust
<br />secures, in addition to the amounts specified in the Note, alI future amounts Lender in its discretion may loan to
<br />Trustor, 4ogether with all interest thereon.
<br />Trustor presently assigns to Lender (also known as Beneficiary in this Deed of Trust) all of Trustor's right, title, and
<br />interest in and to all present and future leases of the Property and all Rents from the Property. In addition, Trustor
<br />grants to Lender a Uniform Commercial Code security interest in the Personal Properry and Rents.
