Stat. 76-201): <br />A tract of land located in the Southeast Quarter of the Northeast Quarter (SE1/4 NE1/4) of <br />Section Thirteen (13), Township Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall <br />County, Nebraska, and more particularly described as follows: Commencing at the Southeast <br />corner of said SE1/4 NE1/4, thence North a distance of 80 feet to the North line of Faidley Avenue <br />and the point of beginning, thence continuing North on the East line of said SE1/4 NE1/4 a <br />distance of 320 feet, also being the center of Webb Road; thence West parallel to the South line <br />of said SE1/4NE1/4 a distance of 33 feet to the West line of Webb Road; thence continuing West <br />parallet to South line of said SE1/4 NE1/4 a distance of 356 feet; thence South parallel to said <br />East line of SE1/4 NE1/4 a distance of 320 feet to the North line of Faidley Avenue; thence East <br />on said North line of Faidley Avenue and parallel to the South line of said SE1/4 NE 1/4 a <br />distance of 356 feet to the West line of said Webb Road; thence continuing on afore mention <br />course a distance of 33 feet to the point of beginning, EXCEPTING a tract of land more <br />particularly described in Warranty Deed recorded in the Register of Deeds Office as Document <br />No. 94-108119 <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR: <br />(1) It warrants that it will defend the title to the above real estate against the lawful claims of all <br />persons claiming by, through and under grantor, but not otherwise; <br />(2) That the real estate is free from encumbrances, except easements, restrictions, <br />reservations, and covenants of record; and <br />(3) By accepting this Special Warranty Deed, grantee acknowledges that he has had adequate <br />opportunity to inspect the property conveyed herein as well as all improvements located <br />thereon.
