J$- 1��2'711 <br /> OPER.ATIONAL EXPENSES. The Tenant will asswne daily maintenance of <br /> all irrigation equipment. The Tenant will supply all the equipment <br /> for planting and harvesting of the crops . The Tenant shall furnish <br /> all labor and expenses for the operation of the farm. The Tenant <br /> shall be responsible for the costs for the purchase and application <br /> of all fertilizer, insecticides and herbicides. Major repairs to <br /> the irrigation well, pump, and motor not caused by the neglect of <br /> the Tenant shall be paid by the Owner. The Tenant shall furnish <br /> the labor necessary to keep the fences, domestic and stock wells, <br /> in good repair and condition. The Owner shall pay the cost of <br /> materials used in keeping the fences, domestic and stock wells in <br /> good repair and condition. Tenant shall pay for all cost of power <br /> for operation of the irrigation equipment. <br /> 2.4 GOOD HUSBANDRY. The Tenant will operate the property in <br /> an efficient and husbandlike way, will do the plowing, seeding, <br /> cultivating, and harvesting in a manner that will conserve the <br /> Owner's property. Tenant shall be entitled to remove the stalks by <br /> mechanical means but shall not be permitted to pasture live stock <br /> for consumption of stocks in the field. Tenant shall pay all costs <br /> for seed and other costs including, but not limited to, ground <br /> preparation and planting of the crops . <br /> 2 . 5 WASTE. The Tenant will not commit waste on or do damage <br /> to the property and will use care to prevent others -from doing so. <br /> 2. 6 NOXIOUS WEEDS. The Tenant will use diligence to prevent <br /> noxious weeds from going to seed on the property and will destroy <br /> the same, and will keep the weeds and grass cut or destroyed in the <br /> fields, farmstead, roadside and fence row. <br /> 2. 7 MAINTENANCE AND IMPROVEMENTS. The Tenant will keep the <br /> fences and other improvements on the property in as good condition <br /> and repair as they are when Tenant takes possession, and in as good <br /> repair and condition as they may be put during the term of this <br /> lease, ordinary wear and tear, loss by fire, or unavoidable <br /> depreciation or destruction accepted. <br /> 2. 8 TENANT ' S IMPROVEMENTS. The Tenant will not, without the <br /> prior written consent of Owner, (a) erect or permit to be erected <br /> on the property any non-removable structure or building, or (b) <br /> incur any expense to the Owner for such purpose, or (c) add <br /> electrical wiring, plumbing, or heating to any improvement, and if <br /> consent is given, Tenant will make such additions meet standards <br /> and requirements of power and insurance companies . <br /> 2.9 ASSIGNMENT. The Tenant shall not encumber, assign, sub- <br /> let or otherwise transfer this lease, any right or interest in this <br /> lease, or any right or interest to the property or any or the <br /> improvements that may now or hereafter be constructed or installed <br /> 2 • <br />
