<br /> This instrument, made this ��`day of August, 2011, between Eric H. Lindquist, a
<br /> member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br /> pursuant to a power of sale contained in that certain Deed of Trust recorded on May 3, 2004 as
<br /> Instrument No. 0240404289 in the office of the Register of Deeds of Hall County, Nebraska, and
<br /> Federal Home Loan Martgage Corporation,hereinafter called"Grantee".
<br /> WHEREAS,on December 8,2010,{'rrantor,executed a Notice of Default pursuant to
<br /> which notice was given to Mark S.McVicker and Aranea D.McVicker,husband and wife,
<br /> Tntstors,under that certain Deed of Trust recorded on May 3,2004 as Instrument No.
<br /> 0200404289 in the office of the Register of Deeds of Hall County,Nebraska,covering that
<br /> certain premises described as:
<br /> Lot Sixty Five(65),Castle Estates Subdivision,Hall County,Nebraska,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred,and setting
<br /> forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br /> the obligation. Said Notice of Default was f_led for record in the Office of the Register of Deeds of
<br /> Hall County,Nebraska,on December 8,2010,as Instrument No.201�09123.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb.Rev. Stat. §76-1008.
<br /> Subsequent thereto,beginning on J�ly 9,2011,Grantor caused to be published in The
<br /> Grand Island Independent,a newspaper having a general circulation in Hall County,Nebraska,a
<br /> Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br /> described property would be sold at public auction to the highest bidder for cash or certified or
<br /> cashier's check,at the lower level lobby of the Hall County Courthouse, 1 st&Locust Street,
<br /> Grand Island,Hall County,Nebraska at 2:00 p.m.on August 18,2011. Publication of such
<br /> notice was made for five consecutive weeks on July 9,201 l,July 16,2011,July 23,201 l,July
<br /> 30,20ll and August 6,2011,the last publication being at least ten(10)days but not more than
<br /> thirty(30)days prior to the date of sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br /> entitled to notice pursuant to said Deed of Trust and in compliance with Neb.Rev.Stat. §76-1008.
<br /> Pursuant to said Notice of Trustee's Sale,John B.McDermott,attorney for Grantor,did at
<br /> the time and place mentioned in said Notice of Trustee's Sale,offer said property for sale at
<br /> public auction,and did sell the same to JP141organ Chase Bank,National Association,successor
<br /> by merger to Chase Home Finance,LLC for the sum of$148,507.09,it being the highest bidder
<br /> therefor. JPMorgan Chase Bank,National Association,successor by merger to Chase Home
<br /> Finance,LLC has assigned all of its right,title and interest in such bid to Grantee.
<br /> NOW,THEREFORE,in consideration of the premises and of the sum of$148,507.09 so
<br /> bid and paid as aforesaid,I,Grantor,do hereby grant and convey unto said Grantee,its
<br /> successors and assigns forever,all the estatz,right,title and interest of which the said Mark S.
