Francis, A Member of the Nebraska State Bar Association, <br />as TRUSTEE, and Gordon O'Neill and Colleen O'Neill, Husband and Wife, as joint owners, <br />collectively referred to as BENEFICIARIES. <br />WIT'NESSETH: <br />That TRUSTOR hereby grants, bargains, sells, conveys and warrants to TRUSTEE, IN <br />TRUST, his successors and assigns, with power of sale, the following-described real property: <br />Part of Lot Thirteen (13) of the County Subdivision of the West Half of the <br />Southwest Quarter (Wl/2SW1/4) of SecHon Fifteen (15), in Township Eleven <br />(11) North, Range Nine (9), West of the 6 P.M., Hall County, Nebraska, more <br />particularly described as follows, to-wit: Beginning at a point on the South <br />line of Charles Street, Four Hundred Seventy One (471) Feet East of the East <br />line of Locust Street, in the City of Grand Island, Nebraska, running thence <br />East along and upon the South line of Charles Street, for a distance of Fifty <br />Four (�4) feet, thence South at right angles, for a distance of Sigty Five (65) feet <br />to the South line of said Lot Thirteen (13), thence West on the South Line of <br />Lot Thirteen (13) of said County Subdivision, for a distance of Fifty Four (54) <br />Feet, thence North at right angles for a distance of Sixty Five (65) feet to the <br />place of beginning. <br />together with all buildings, improvements and appurtenances thereon. <br />The TRUSTOR hereby covenants and agrees with the TRUSTEE that TRUSTOR is <br />lawfully seized and the owner of the above-described property; that he has good right and lawful <br />right and authority to sell. TRUSTOR will warrant and defend the title to �said premises forever <br />against the claims of all persons whomsoever. <br />For the purpose of securing performance of each agreement of TRUSTOR herein contained <br />and the payrnent of Thirty-Three Thousand DOLLARS ($33,000.00), the TRUSTOR has executed <br />a Promissory Note bearing even date, at the rate of interest and on the terms and conditions as set <br />forth in such Note until paid. 'The principal sum and interest shall be payable in accordance with <br />and upon the terms and conditions of said Note of even date, and in any event the entire principal <br />balance due heretuider and any accrued interest shall be paid on January 1, 2017.
