<br /> WITNESSETH, that the said party of the first part, the duly
<br /> appointed, qr�alified and acting Executor of said Emma Sanders, de-
<br /> ceased, under her Last Will and Testament, which is of record in the
<br /> office of the Probate Court of Hall County, Nebraska, by virtue of
<br /> the power and authority, granted and conferred upon him, under the
<br /> said Will, and in consideration of the sum of FIFTY FOUR THOUSAND
<br /> EIGHT HUNDRED EIGHTY & NO/100 (�5i�,��0.00) DOLLARS, to him paid by
<br /> the party of the second part, the receipt whereof is herebp confessed
<br /> and acknowledged, does by these presents grant, bargain, sell, re-
<br /> mise, release, alien, convey and confirm unto the said party of the
<br /> second part, and to their heirs and assigns forever, all the follow-
<br /> ing tract, piece, and parcel of land situate, lying and being in the
<br /> County of Hall and State of Nebraska, to-wit:
<br /> The East Half of the Northeast Quarter (E�NE�) .
<br /> and the Northwest Quarter of the Northeast
<br /> Quarter (NW�NE�) of Section� Thirty-Six (36),
<br /> Township Ten (10), Range Ten (10), and the
<br /> Northwest Quarter (NW�] of Section Thirty-Two
<br /> (32) , Township Ten (10), Range Nine (9), in Hall
<br /> County, Nebraska, containing Two Hundred Eighty
<br /> Two Acres, more or less,
<br /> together with all and singular the tenements, hereditaments and appur
<br /> tenances thereunto belonging or in anywise appertaining; and also all
<br /> the estate, right, title, interest, property, possession, claim and
<br /> demand whatsoever, which the said Testatrix had in her lifetime, and
<br /> at the time of her decease, and which the said party of the first
<br /> part has, by virtue of the said Last Will and Testament, or otherwise
<br /> of, in, or to the above granted premises, and every part and parcel
<br /> thereof, with the appurtenances. To have and to hold the said-premi-
<br /> ses, the tract of land aforesaid, with the hereditaments and appurte-
<br /> ances thereof, unto the said party of the second part, their heirs
<br /> and assigns forever. .
<br /> And the said party of the first part, for himself, his heirs
<br /> executors and administrators, does covenant, promise and undertake to
<br /> and with the said party of the second part, their heirs and assigns,
<br /> hat he is lawfully the Executor of the Last Will and Testament of
<br /> said Emma Sanders and has power to convey as aforesaid, and has in al
<br /> espects acted, in making this conveyance, in pursuance of the au-
<br /> hority •granted in and by the said Last Will and Testament; and that
<br /> e has not made, done or suffered any act, matter or thing whatsoever
<br /> since he was Executor as aforesaid, whereby the above granted premise ,
<br /> or any par t thereof, are, shall or may be impeached, charged or in-
<br /> cumbered, in any manner whatsoever.
