<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about June 6, 2008, by and
<br />between ANDREW D. BRANDT, an unmarried person, Trustor, and U.S. BANK TRUST
<br />COMPANY, NA, Trustee, HOME FEDERAL SAVINGS AND LOAN ASSN OF GRAND
<br />ISLAND, Beneficiary. Said Deed of Trust was recorded on June 9, 2008 as Instrument No. 2008-
<br />04975 of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust having been assigned
<br />by virtue of an Assignment dated June 6, 2008 to U.S. BANK NATIONAL ASSOCIATION, and
<br />which was filed for record on July 22, 2008, as Inshument No. 2008-06271 of the Mortgage Records
<br />of Hall County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by virtue of a
<br />Substitution of Trustee dated July 21, 2011, and recorded July 28, 2011 as Instrument No. 2011-
<br />05564 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES,
<br />Grantor, in consideration of the suxn of Seventy-Five Thousand One Hundred Sixty-One and 46/100
<br />Dollars ($75,161.46) and other good and valuable consideration received from U.S. BANK
<br />NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S.
<br />BANK NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following-
<br />described real property in Hall County, Nebraska, to wit:
<br />Lot 3, Block 24, Baker's Addition to the City of Grand Island, Hall County, Nebraska.
<br />to have and to hold the above-described premises together with a11 tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That ANDREW D. BRANDT, as Tnistor, failed to pay to Beneficiarypayments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That Andrew Brandt filed his Chapter 7 Bankruptcy Petition on March 4, 2011 and U.S.
<br />Ba.nk, National Association obtained relief from the Bankruptcy Stay on June 7, 201 l. A
<br />copy of said Order is attached hereto and marked as Exhibit "A".
<br />3. That a Notice of Default as required by § 76-1006 was filed by Grantor on July 28, 2011, as
<br />Instrument No. 2011-05565 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitied to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.

<br />That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />That a Notice of Trustee's Sale was filed by Grantor on September 14, 2011, as Instrument
<br />No. 2011-06818 in the Office of the Register of Deeds of Ha11 County, Nebraska. A copy of
<br />said Notice of the time and place of the sale was thereafter mailed to all parties entitled to
<br />
