<br />- ' �.. (a) If Beneficiary is made a party defendant to any litigation
<br /> �ti : concerning this Deed of Truat or the Mortgaged Property, or any part
<br /> � thereof or interest therein, or the occupancy thereof by Trustor, then
<br /> � Trustor ehall indemnify and hold Beneficiary harmless from all liability
<br /> a by reaeon of auch litigation, including all attorneys' fees and expens es
<br /> ' incurred by Beneficiary in any such litigation, whether or not any such
<br /> j n litigation is prosecuted to judgment. Upon an Event of Defaul t,
