If Boaower leams, or is notified by any governmental or <br /> regulatory authority, or any private party; that any removal or other remedialicm of any Hazardous Substance <br /> affecting the Properry is necessazy, Borrower shall promptly take aIl necessary remedial acrions ui <br /> accoxdance with Environmental Law. Nothnig herein s11all create any obligation on Lender for an <br /> Environmental Cleanup. � <br /> Non-Uniform Covenants. Borrower and Lender covenan[and agree as follows: <br /> 22. Acceleration; Remedies. Lender shall give no6ce to Borrowcr prior to accelera&on following <br /> Borrower`s breach of ang covenant or agreement in this Security Iustrument(but not prior to <br /> aceeleru&on under Section 1S uuless Applicable Law pro�2des otherwise). The notice shall specify: (a) <br /> the default; (b) the action required to cure the defauit; (c) a date, not less than 30 days ftom the date <br /> the noflce is given to�orrower, by which the default must be cnred; and (d) that failiu-e to cure the <br /> defanit on or before the dAte speciFed in the notice may result in acceleYation of the surus secnred by <br /> this Security Instrum�nt and sale of the Property. Trustce, without demand on Borrpwer, shall sell the Property at public <br /> auction to the lughest bidder at the time and place and iutder the terms designated in the notice of sale <br /> in oLe or more parcels and in any order TrnstOe determines. TrusCee may postpone sale of all or any <br /> parcel of the Property by public announcement at the&me and place of any preuiously seHedpled sale. <br /> Lender or its designee may purchase the Property at any sale. <br /> LTpun reeeipt of payment of the price bid, Trustee shall delivec to the pnrchaser Trustee's dced <br /> conveying the Property. The recitals m the Trustee's deed sl�all bc prima facie evidcnce of the truth of <br /> the statements made therein.
