<br />( to the power conferred upon me as such executor by said will of said Barney 1�ebben�
<br /> to sell a�nd convey the real estate hereinafter described, of which he, the said
<br /> &a.rney 1�ebben, was seized and possessed at the time of his death, in consideration
<br /> of the•sum of �l�1,120.00 to me in hand paid, the receipt v�hereof is hereby acknowl-
<br /> edged, do grant, barga.in, sell and convey unto Carl C. GangRish of B�falo County,
<br /> Nebraska., the Northeast Quarter of Section !�, in Township 9, North of Kange 12,
<br /> �est of the 6th P.M. in Hall �ounty, Nebraska, containing 160 acres, more or less�
<br /> together with all the tenements, hereditaments, and appurtenances thereunto belong-
<br /> ing, or in any wise appertaining� SUBJECT, HOWEVER, to the right of possession of
<br /> Roy Kistler, tenant, in and to said premises until �arch 1, 1954, and the grar�tor
<br /> reserving all re nts due for said premises until March 1, 195l�.
<br /> ITO HAVE AiVD TO HOLD the premises above described, together with a11 the
<br /> tenements, heredita�nts, and appurtenances thereunto belonging,unto the said -
<br /> �arl C. Gangwish and to his heirs and assigns forevier.

<br /> to the power so conferred upon me by the will of the said Barney Yiebben, deceased,
<br /> as aforesaid, covenant and agree with the said grantee and his heirs and assigns
<br /> that I am, by virtue of the power aforesaid, lawf�.xlly seized of said above described
<br /> premises as such executor aforesaid; that they are free from all encwnbrances,and
<br /> that I, �n my capacity as such executor, have lawful authority to sell the same,
