If such Staging Area user fails to make <br />such repairs.promptly, Developer may cause repairs to be effected and will submit an invoice to <br />the Staging Area user for any such repairs. <br />4.7. Upon receipt of written notice from Developer or, the Staging Area user will promptly <br />repair any damage caused to any portion of the Lots by the Staging Area user's containers, <br />trailers and operations and shall re-stripe the parking area as necessary in those areas of repair. <br />If the Staging Area user fails to make such repairs promptly, Developer may cause the <br />damaged area to be reasonably repaired and re-striped in the area of the repair and will submit <br />the invoice to the Staging Area user for any such costs or expenses incurred by Developer <br />relating to such repair and re-striping. <br />4.8. Any temporary signs shall be approved by Developer prior to installation, which approval <br />shall not be unreasonably withheld, conditioned or delayed. <br />4.9. The Staging Area user shall, at its sole cost and expense, obtain and connect (and <br />disconnect upon completion) all temporary utilities in a safe and sightly manner. <br />4.10. Promptly after completion of the portion of the construction requiring such Staging Area, <br />the Staging Area user shall completely remove all items related in anywayto the construction of <br />its store from the Staging Area and shall return Staging Area to the condition as hereinbefore <br />provided. <br />4.11. If a Staging Area user fails to reasonably complete any items above, or fails to remove <br />its containers and other items as required, Developer may request that the Staging Area user <br />make such repairs, or perform such above-stated items and, upon the Staging Area user's <br />failure or refusal to do so within twenty-four (24) hours, Developer shall have the right (but shall <br />not be obligated), either itself or through a third-party contractor, to pertorm all the foregoing <br />items and thereupon the Staging Area user, within ten (10) days, shall reimburse Developer for <br />any costs and expenses reasonably incurred by Developer in connection therewith. <br />20 <br />Meadowlark Declaration <br />Lots 1 & 2-9"' Subdivisiorr <br />
