Lender shall be entitled to collect all <br />egpenses incurred in pursuing the remedies provided in this Section 22, including, but trot li�nited ta, <br />reasonable attprneys' fees and costs of titk evidence. <br />If the power of sale is invaked, Trastee sflall record a notice of default in each county in wh�ch <br />�ny part of the lProperty is Iocated and shall mail copies of such notice in tl�e manner prescribed by <br />Applicable Law to Borrower and to the ofher persons prescribed by Apgl�cable Law. After the time <br />required by Apglic�ble Law, Ttvstee shall give public notice af sale to the persons and in the manner <br />prescribed by Applicable Law. Trustee, withont demand on Borrower, shall sell the Prnperty at public <br />anct�on to the highest bidder at the time and pl�ce and under the ferms designated in the notace o# sale <br />in one or more parcels and in any order Trustee determiaes. Trastee may postpone sale of all or any <br />parcel of the Property by public announc�ment at Ehe tlme and place of aaq previously schednled sale. <br />Lender or its designee may purchase the Property at any sale. <br />Up�tt receipt of payment of the price bid, Trnstee shsll deliver to the purchaser Trastee's deed <br />conveying the Property. The recitals in the Trustee's deed shall be prima facie evidence af the truth of <br />the statemen�s made therein. Trustee shall apply the prnceeds af the sale in the following orcler: (a) to <br />ali costs and expenses of esercising the power of sale, and the sate, iucludiug the payment of the <br />Trnstee's fees acfially incurred and reasonable attorneys' fees as permitted by Applicable Law; (b} ta <br />all sums secnred by this Security Instrument; and {cj any excess to the person or persons legally <br />eebttled to it. <br />x3. Reconveysnce. Upon payment of aIl sums secured by tliis Security Instrument, Lender shall <br />request Trustee to reconvey the Praperty and shall surrenaler this Secuxity Ins�ument and alI notes evidencing <br />debt secured by this Security Instrament to Trustee. Trastee shall reconvey the Property without warranty to <br />the person or persons legally entitIed to it. Such person or persons shall pay any recordation costs. Lender <br />may charge such person or persons a fee for reconveying the Property, but only if the fee is paid to a third <br />party (such as the Trugtee) for ssrvices rendezed and the charging of the fee is perrnitted under Applieable <br />Iaw. <br />24. Substitute Trustee. Lender, ai its option, may from time to time remove Trustee and appoint a <br />successor trustee to any Trustee appointed hereunder by an instrnment recorded in the county in which this <br />Security Insmiment is recorded. Without conveyance of the Property, the successor irustee shall succeed to <br />all the title, power and duties conferred upon Trustee herein an@ by Applicable Law. � <br />25. Request for Notices.
