<br />BARBARA J. RAMSEY, Personal Representative of the ESTATE OF MELVIN D. RAMSEY,
<br />Deceased, pursuant to appointment by the County Court of Adams County, Nebraska on June 8, 2010,
<br />GRANTOR, conveys and releases to MYLES D. RAMSEY and MICHELLE L. BLESSIN, or their
<br />successors, as co-Trustees of the MELVIN DONNELL RAMSEY ESTATE CONSERVATION TRUST
<br />created March 17, 2010, GRANTEE, the following-described real estate (as defined in Nebraska Revised
<br />Statutes Section 76-201):
<br />Melvin D. Ramsey's undivided one-half interest in all of the Southwest Quarter (SW1/4) of
<br />Section Thirty-One (31), Township Nine (9) North, Range Twelve (12) West of the 6th
<br />P.M. lying South of the right-of-way of the Union Pacific Railroad Company in Hall
<br />County, Nebraska.
<br />AND
<br />Melvin D. Ramsey's undivided one-half interest in all of Lot Three (3) and those parts of
<br />Lots One (1) and Two (2), lying North of a line described as: Beginning at a point on the
<br />West line of Lot 2, 1,051.0 feet North of the Southwest corner of said Lot 2, running
<br />thence North 83°39' East, 810.0 feet, running thence North 72°32' East, 700.0 feet,
<br />running thence North, 89°45 feet East, 1,153.0 feet, to a point on the East line of Lot 1, in
<br />said Section, 1,362.5 feet North of the Southeast corner of said Lot 1, all being in Section
<br />Thirty-One (31) in Township Nine (9) North, Range Twelve (12), West of the 6th P.M., in
<br />Hall County, Nebraska.
<br />subject to easements and restrictions of record.
<br />GRANTOR has determined that GRANTEE is the perso� entitled to distribution of the real estate
<br />from said estate. GRANTOR covenants with GRANTEE that GRANTOR has legal power and lawful
<br />authority to convey and release the same.
<br />This transaction is exempt from Documentary Stamp Tax pursuant to Neb. Rev. Stat. § 76-
<br />902(15).
