<br />QUITCLAIM DEED
<br />THIS INDENTURE, made this ��day of ������-' , 2011, between
<br />BARBARA J. RAMSEY, a widowed woman, par�ty of the first part ("GRANTOR"), and BARBARA
<br />J. RAMSEY, or her successor, as Trustee of the Barbara Jean Ramsey Funnel Trust created
<br />the 15th day of September, 1975, party of the second part ("GRANTEE").
<br />WITNESSETH, that GRANTOR, for one dollar and no cents ($1.00) and other valuable
<br />consideration, the receipt and sufficiency of which is hereby acknowledged, has remised,
<br />released and quitclaimed, and by these presents does remise, release and forever quitclaim
<br />unto such GRANTEE, and to GRANTEE'S successors, heirs and assigns forever, all of
<br />GRANTOR'S right, title and interest, in and to all of the real estate (as defined in Neb. Rev. Stat.
<br />76-201), together with all and singular the hereditaments thereunto belonging, described as

<br />All of Barbara J. Ramsey's interest as surviving joint tenant (former joint tenant
<br />Melvin D. Ramsey died March 17, 2010) in Lots one (1) and finro (2), (except for a
<br />tract of land containing 19.34 acres conveyed by deed dated July 2, 1947 to
<br />Virgil P. Ramsey and Ester G. Ramsey, husband and wife, and lying North of the
<br />line described as: Beginning at a point on the West line of Lot Two (2), 1051.0
<br />feet North of the Southwest Corner of said Lot Two (2), running thence North
<br />83°39' East, 810.0 feet, running thence North 72°32' East, 700.0 feet, running
<br />thence North 89°45' East, 1,153.0 feet, to a point in the East line of Lot One (1),
<br />in said Section, 1,362.5 feet North of the Southeast Corner of said Lot One (1) of
<br />Section Thirty-one (31), Township Nine (9) North, Range Twelve (12) West of the
<br />6th . P.M., containing Seventy-five and 74/100 (75.74) acres, more or less,
<br />according to Government Survey, in Hall County, Nebraska.

<br />Barbara J. Ramsey's undivided one-half interest in all of the Southwest Quarter
<br />(SW1/4) of�Section Thirty-One (31), Township Nine (9) North, Range Twelve (12)
<br />West of the 6th P.M. lying South of the right-of-way of the Union Pacific Railroad
<br />Company in Hall County, Nebraska.

<br />Barbara J. Ramsey's undivided one-half interest in all of Lot Three (3) and those
<br />parts of Lots One (1) and Two (2), lying North of a line described as: Beginning at
<br />a point on the West line of Lot 2, 1,051.0 feet North of the Southwest corner of
<br />said Lot 2, running thence North 83°39' East, 810.0 feet, running thence North
<br />72°32' East, 700.0 feet, running thence North, 89°45 feet East, 1,153.0 feet, to a
<br />point on the East line of Lot 1, in said Section, 1,362.5 feet North of the
<br />Southeast corner of said Lot 1, all being in Section Thirty-One (31) in Township
<br />Nine (9) North, Range Twelve (12), West of the 6th P.M., in Hall County,
<br />Nebraska.
<br />GRANTOR hereby states that the real estate is conveyed subject to any defects in title, liens,
<br />encumbrances, easements, reservations, covenants and restrictions of record or any other
