201107473 <br />14. Upon payment of a11 sums as herein provided, Lender shall direct Trustee to reconvey the property and sha11 surrender this <br />Security Instrument and the note secured. Trustee sha11 reconvey the property without warranty and without charge to the persons <br />legally entitled to it. <br />15. Lender, at Lender's option, may from time to time remove Trustee and appoint a successor Trustee by an instrument recorded in <br />the county in which this Security Instrument is recorded. Without conveyance of the properly, the successor Trustee sha11 succeed <br />to a11 the title, power and duties conferred upon Trustee herein and by Nebraska law. <br />16. Bonower sha11 not destroy, damage, or substa.ntially change the property, a11ow the property to deteriorate or commit waste. <br />17. Lender or Lender's agent may make reasonable entries upon and inspections of the property. Lender sha11 give Borrower notice <br />at the time of or prior to an inspection specifying reasonable cause for the inspection. <br />18. If a11 or any part of the properly or any interest in it is sold or transfened (or if a beneficial interest in Bonower is sold or <br />transfened and Borrower is not a natural person) without Lender's prior written consent, Lender may, at Lender's opdon, require <br />immediate payment in full of a11 sums secured by this Security Instrument. If Lender exercises this option, Lender sha11 give <br />Bonower notice of acceleration. The notice shall provide a period of not less than 30 days from the date the notice is delivered or <br />mailed within which Borrower must pay a11 sums secured by this Security Instrument. If Bonower fails to pay these sums prior to <br />the expiration of this period, Lender may invoke any remedies pernutted by this Security Instrument without further notice or <br />demand on Bonowers. <br />19.
