<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about June 22, 2007, by and
<br />between SANTOS S. ABARCA, a single person, Trustor, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, Trustee, WELLS FARGO BANK, N.A., Beneficiary. Said Deed
<br />of Trust was recorded on June 25, 2007 as Instrument No. 2007-05287 of the Mortgage Records of
<br />Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of an Assignment dated
<br />June 22, 2007 to U.S. BANK NATIONAL ASSOCIATION, and which was filed for record on
<br />June 25, 2007, as Instrument No. 2007-05288 of the Mortgage Records of Hall County, Nebraska.
<br />GREGORY L. GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee
<br />dated June 2, 2009, and recorded July 20, 2009 as Instrument No. 2009-05911 in the Office of the
<br />Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in consideration
<br />of the sum of Thirty Thousand Seven Hundred Fifty and 00/100 Dollars ($30,750.00) and other good
<br />and valuable consideration received from "Fannie Mae a/k/a Federal National Mortgage
<br />Association", does hereby grant, bargain, sell, convey and confirm unto "Fannie Mae a/k/a Federal
<br />National Mortgage Association", (hereinafter "Grantee" where appropriate), the following-
<br />described real property in Hall County, Nebraska, to wit:
<br />EASTERLY TWENTY-SEVEN (27) FEET OF LOT THREE (3), BLOCK ONE
<br />H[JNDRED THIltTY-SIX (136), OF iJNION PACIFIC RAILWAY COMPANY'S
<br />SECOND ADDTTION TO THE CITY OF GRAND ISLAND, NEBRASKA, BEING A
<br />RECTANGULAR PIECE OF GROUND HAVIlVG A NORTHERLY FRONTGAGE OF
<br />TWENTY-SEVEN (27) FEET ON NINTH STREET, A DEPTH OF ONE HUNDRED
<br />THIRTY-TWO (132) FEET AND BOUNDED ON TI� EAST BY TI-� EASTERLY LINE
<br />OF SAID LOT.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That SANTOS S. ABARCA, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on July 20, 2009, as
<br />Instrument No. 2009-05912 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.

<br />That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />That a Notice of Trustee's Sale was filed by Grantor on August 10, 2011, as Instrument No.
<br />ZO 11-0593 8 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
