<br />Notice is hereby given that Gerardo Sandoval, a single person and Celestina Garcia, a single person,
<br />Trustors under a Deed of Trust recorded in the office of the Register of Deeds of Hall County, Nebraska, on April
<br />23, 2007 as Instrument No. 0200703253, which Deed of Trust conveyed the following described real estate,
<br />to -wit:
<br />A tract of land comprising a part of the West Half of the Southwest Quarter (W 1/2 SW I/4)
<br />of Section Thirty Three (33) Township Twelve (12) North, Range Nine (9) West of the 6th
<br />P.M., Hall County, Nebraska, and more particularly described as follows:
<br />First, to ascertain the point of beginning, start at the southeast corner of said West Half of the
<br />Southwest Quarter (W1 /2 SWI /4); thence westerly along and upon the south line of said
<br />West Half of the Southwest Quarter (WI/2 SWI /4), a distance of One Hundred Fifty Five
<br />(155.0) feet to the ACTUAL point of beginning; thence continuing westerly along and upon
<br />the last described course, a distance of One Hundred Seventy Four and Nine Tenths (174.9)
<br />feet; thence northerly, parallel with the east line of said West Half of the Southwest Quarter
<br />(W l/2 SW 1/4), a distance of Six Hundred Sixty and Three Tenths (660.3) feet; thence
<br />easterly, parallel with the south line of said West Half of the Southwest Quarter (WI /2
<br />SWI /4), a distance of Eighty Seven and Four Tenths (87.4) feet; thence southerly, parallel
<br />with the east line of said West Half of the Southwest Quarter (WI/2 SWI /4), a distance of
<br />Three Hundred Thirty and Two Tenths (330.2) feet; thence easterly, parallel with the south
<br />line of said West Half of the Southwest Quarter (WI /2 SWIA) a distance of Eighty Seven
<br />and Five Tenths (87.5) feet; thence southerly, parallel with the east line of said West Half of
<br />the Southwest Quarter (WI/2 SWI /4), a distance of Three Hundred Thirty and One Tenth
<br />(330.1) feet.,
<br />have breached an obligation for which said trust property was conveyed as security and are in default under the
<br />terms of said Deed of Trust. The nature of such breach is as follows: Failure to pay the note secured by said
<br />Deed of Trust when due. On account of such breach, pursuant to said Deed of Trust the Beneficiary under said
<br />Deed of Trust has elected to sell or cause to be sold such trust property to satisfy said indebtedness.
<br />The above debt will be assumed valid unless you notify the undersigned that you dispute the debt or any
<br />portion thereof within thirty (30) days from your receipt of this notice. If you notify the undersigned in writing
<br />within this time period, we will mail you a verification of the debt. In addition, if the original creditor is different
<br />from the above -named creditor, the name and address of the original creditor will be provided to you if you
<br />request this information in writing from the undersigned within thirty (30) days from your receipt of this notice.
