<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that PATRICIA D. SCHNEIDER, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about July 13, 2007, by and
<br />between ENJOLI M. DONNER and JASON D. DONNER, wife and husband, Trustors, and U.S.
<br />BANK TRUST COMPANY, NATIONAL ASSOCIATION, Trustee, TIERONE BANK,
<br />Beneficiary. Said Deed of Trust was recorded on July 13, 2007 as Instniment No. 2007-05939 ofthe
<br />Mortgage Records of Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of
<br />an Assignment to U.S. BANK, NATIONAL ASSOCIATION, and which was filed for record on
<br />August 31, 2007, as Instrument No. 2007-07513 of the Mortgage Records of Hall County, Nebraska.
<br />PATRICIA D. SCHNEIDER was appointed Successor Trustee by virtue of a Substitution of
<br />Trustee dated May 9, 2011, and recorded May 26, 2011 as Instrument No. 2011-03950 in the Office
<br />of the Register of Deeds for Hall County, Nebraska. PATRICIA D. SCHNEIDER, Grantor, in
<br />consideration of the sum of Fifty-One Thousand Seven Hundred Fifty and 00/100 Dollars
<br />($51,750.00) and other good and valuable consideration received from "Fannie Mae a/k/a Federal
<br />National Mortgage Association", does hereby grant, bargain, sell, convey and confirm unto
<br />"Fannie Mae a/k/a Federal National Mortgage Association", (hereinafter "Grantee" where
<br />appropriate), the following-described real property in Hall County, Nebraska, to wit:
<br />Lot 5, excepting a certain tract described in Warranty Deed recorded in
<br />Book 137, Page 559 and the Westerly 19 feet of Lot 6, all in Block 1,
<br />Windolph's Addition to the City of Grand Island, Hall County, Nebraska.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That ENJOLI M. DONNER and JASON D. DONNER, as Trustors, failed to pay to
<br />Beneficiary payments which were contractually due, and the Grantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on May 26, 2011, as
<br />Instrument No. 2011-03951 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.

<br />4. That a Notice of Trustee's Sale was filed by Grantor on June 30, 2011, as Instrument No.
<br />2011-04861 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />
