201106691 <br />the Westerly line of said Lot a distance of 76.2 feet; thence easterly parallel with <br />the Northerly line of said Lot a distance of 3 feet; thence Southerly parallel with <br />the Westerly line of said Lot a distance of 55.8 feet to the Southerly line of said <br />Lot; thence Westerly on the Southerly line of said Lot 3 a distance of 42.94 feet to <br />the Southwesterly corner of said Lot; thence Northerly along the Westerly line of <br />said Lot a distance of 132 feet to the PLACE OF BEGINNING. <br />And the Easterly 10 feet of Lot 4, Fractional Block 23, in said BAKERS ADDITION <br />to Grand Island, Hall County, Nebraska <br />commoniy known as 2311 West 1st Street, Grand Island, NE 68803. <br />To have and to hold the above-described premises together with all tenements, <br />hereditaments and appurtenances belonging unto U.S. Bank National Association, forever. <br />GRANTOR makes the following covenants with U.S. Bank National Association: <br />1. Yaunis Said Andindi and Simaya A. Cori, as Trustor(s), failed to pay the Beneficiary <br />payments which were contractually due, and the Grantor, at the request of the <br />Beneficiary, elected to declare the entire unpaid princ�pal balance, together with interest <br />at once immediately due and payable. <br />2. A Notice of Default was recorded by Grantor on June 15, 2011, in the records of the <br />Register of Deeds of Hall County, Nebraska, as Instrument 0201104445. Within 10 days <br />thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage <br />prepaid, to all parties entitled to notice, pursuant to the Deed of Trust and in compliance <br />with Neb. Rev. Stat. §76-1008 (Reissue 2003). <br />3. Yaunis Said Andindi and Simaya A. Cori failed to cure the default referenced in the <br />Notice of Default within thirty (30) days after recording of the Notice of Default. <br />4. A Notice of Trustee's Sale was executed by Grantor. At least 20 days prior to the <br />scheduled date of sale, a copy of the Notice of time and place of the Trustee's Sale was <br />mailed by certified mail, postage prepaid, to all parties entitled to natice, pursuanfi fo the <br />Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008 (Reissue 2003). <br />5. Grantor published the Notice of Trustee's Sale, which was held on August 23, 2011 at <br />10:00 AM, at the Lower Lobby of the Hall County Courthouse, Grand Island, Hall <br />County, Nebraska, which Notice was published in Grand Island Independent, once a <br />week for 5 consecutive weeks, commencing on July 15, 2011. The last publication was <br />at least 10 days prior to the scheduled Trustee's Sale of August 23, 2011, and the <br />scheduled sale date was not later than 30 days after the last publication of Notice. <br />6. Grantor conducted the sale of the real property at public auction on August 23, 2011 at <br />or about 10:00 AM, at the Lower Lobby of the Hall County Courthouse, Grand Island, <br />Hall County, Nebraska. Grantor accepted the bid of U.S. Bank National Association, <br />Beneficiary, in the sum of $63,000.00 as the highest bid upon the real property. The <br />Grantor has complied with the requirements of Neb. Rev. Stat. §76-1001 through §76- <br />File No. 130488 <br />
