<br /> THIRD. That as further security for the payment of the Note and the -
<br /> indebtedness thereby evidenced and the per�ormance of all of the terma, _
<br /> covenantg and conditiona Yiereof, Truator agreea that Beneficiary ahall and -
<br /> does hereby have the right, power and authority during the continuance of
<br /> � this Deed of Trust to collect the rents, iseues and profite of the Property
<br /> and of any p�raonal property located thereon with or without taking _ __
<br /> possession of the property affected thereby; and Trustor hereby absolutely
<br />- and unconditionally asr�igna a11 auch rents, isaues and profite to Beneficia- ___
<br /> ' ry. Beneficiary, however, hereby conaenta �o Truator's collection and __
<br /> retention of auch rents, issuea and profita as they accrue and become payable _-
<br /> � so lon� as Trustor is not at such time i.n defau.lt with respect to payment of -_
<br /> � any indebtedness secured hereby or in the performance of any agreement �_
<br /> hereunder. Upon any such default, Beneficiary may at any time, either in �
<br /> person, by agent, ar by receiver to be appointed by a court, without notice =

<br /> hereby secured (a) enter upon and take poaeesaion of_ the Property or any part �,�,�_

<br /> and profite, including those past due and unpaid, and apply the same, less .
<br /> coats and expenses of operation and collection, including rsasonable
<br /> attorney's fees, upon any indebtednesa secured hereby and in such order as
<br /> Beneficiary may determine; (b) lease the same or any �art thereof for such
<br /> ' rental, term and upon such conditions as Beneficiary's judgment may dictate
<br /> or terminate or adjust the terms and conditions of �ny existing lease or
<br /> � leases. Unless Trustor and Beneficiary agree otherwise in writing, any
<br /> � application of renta, issues or profits t� any indebtedness secured hereby
