<br />Renae McCarthy, being first duly sworn upon his or her oath, deposes and says:
<br />1. That the Affiant is the successor trustee under the terms and conditions of the Ruth
<br />A. Skeen Revocable Trust dated July 7, 2006 (hereinafter refened to as the "said Trust").
<br />2. That on August 8, 2011, the Af�iant became the successor trustee of the said Trust
<br />following the death of Ruth A. Skeen on July 10, 2011, the settlor and initial trustee of said Trust,
<br />a certified copy of her death certificate is attached as Exhibit "A", and upon signing an Acceptance
<br />to Act as Trustee under the Ruth A. Skeen Revocable Trust, an original of which is attached as
<br />E�ibit "B".
<br />That the Af�iant remains the sole trustee of the said Trust as of this date.
<br />4. That among the assets of the said Trust is the following described real property that
<br />was conveyed to the trustee of the said Trust on January 31, 2011, by Warranty Deed recorded on
<br />February 7, 2011, in the records of the Hall County Register of Deeds Office as Instrument
<br />0201101030:
<br />An undivided seventeen forty-thirds (17/43) interest in and to Lot Two (2),
<br />Colonial Estates Eighth Subdivision, to the City of Grand Island, Hall County,
<br />Nebraska.
<br />5. That pursuant to the terms ofthe said Trust and §3 0-3 8 81(2) of the Nebraska Uniform
<br />Trust Code, the trustee of the said Trust has the power, without court authorization, to acquire or
<br />sell property, for cash or on credit, at public or pnvate sale.
<br />6. That neither the said Trust or the trust instrument creating the said Trust, nor any part
<br />thereof, has been revoked, amended, or terminated, and the above statements constitut� a full
<br />disclosure of a11 provisions concerning those items.
