<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust executed March 22, 2010, by FRANKLIN D.
<br />STAHLNECKER, JR., a single person, Trustor, in favor of HOME FEDERAL SAVINGS AND
<br />LOAN ASSN OF GRAND ISLAND, as Beneficiary, and U.S. BANK TRUST COMPANY, N.A.,
<br />as Trustee, and which was filed for record on March 22, 2010, as Instrument No. 201001876, in the
<br />office of the Register of Deeds of Hall County, Nebraska. Said Deed of Trust was assigned by the
<br />original Beneficiary, HOME FEDERA►L SAVINGS AND LOAN ASSN OF GRAND ISLAND to
<br />U.S. BANK, NATIONAL ASSOCIATION, by virtue of an Assignment dated March 26, 2010, and
<br />filed for record on April 27, 2010, as Instrument No. 201002792 in the office of the Register of
<br />Deeds for Hall County, Nebraska. GREGORY L. GALLES has been appointed as Successor
<br />Trustee, replacing U.S. BANK TRUST COMPANY, N.A., by virtue of a Substitution of Trustee
<br />dated March 28, 2011, and filed for record April 22, 2011 as Instrument No. 201103073 in the
<br />Register of Deeds Office of Hall County, Nebraska. GREGORY L. GALLES, rrrantor, in
<br />consideration of the sum of Sixty Nine Thousand Six Hundred Twenty Three and 00/100 Dollars
<br />($69,623.00) and other good and valuable considerarion received from U.S. BANK, NATIONAL
<br />ASSO�IATION, does hereby grant, bargain, sell, convey and confirm unto �J.S. BANK,
<br />NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following-described
<br />real property in Hall County, Nebraska, to wit:
<br />LOT NINETEEN (19), IN BLOCK TWENTY-THREE (23), IN COLLEGE
<br />ADDITION TO WEST LAWN IN THE CITY OF GRAND ISLAND, HALL
<br />COUNTY,NEBRASKA.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That FRANKLIN D. STAHLNECKER, JR., a single person, as Trustor, failed to pay to
<br />Beneficiary payments which were contractually due, and the CCrantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on Apri122, 2011, as
<br />Instrument No. 2011-03074 in the Office of the Register of Deeds of Ha11 County, Nebraska.
<br />A copy of said Notice of Default was therea$er mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebrasl�a.
<br />3. That the Trustor failed to cure the default referenced. in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on June 20, 201 l, as Instrument No.
<br />2011-04569 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska. /
