201105372 LIMITED POtIVER OF ATTORNEY I, Nichole L. Swanson, (hereinafter �Principal"), appoint Steven D. Swanson (hereinafter "AgenY') to seroe as my Agent ("Agent") to act for me subject to the provisions of this instrument. This Power of Attomey grants the following powers with respect to the property located at 4171 Texas Avenue, Grand Island, Nebraska, and legally described as Lot Four (4), Block Three (3), Woodland Park First Subdivision, City of Grand Island, Hall County, Nebraska: 1. To sign, and/or execute all documents necessary to the consummation of the sale of the above referenced property, including, but not limited to, the execution of deeds, settlement statements, affidavits, disclaimers, trufJ�-in-lending disclasures, good faith estimates of closing costs, and any and all other documents which might be required by any title campany or mortgage company in connection with such sale; 2. To approve settlement statements authorizing disbursements by the closing agent; 3. To do every act and sign every document necessary or appropriate to convey the property and otherwise accomplish the powers granted by this Power of Attomey. 4. Principal appoints Agent named above to act for Principal in accordance with the powers granted herein, in connection with the Property, and Principal ratifies all acts done by Agent pursuant ta this appointment, AgenYs authority hereunder shall begin on the date this dacument is signed and shall end on the Termination Date, unless revoked earlier by Principal's written statement of revocation. Principal further authorizes Agent to indemnify and hold harmless any third party vvho accepts and acts under this Power of Attomey and represents to all such third parties that they may recognize the authority of Agent may transact with Agentt in�the same manner and to the same extent as they would transact with Principal. � � 5.
