<br />KNOW ALL MEN BY THESE PRESENTS that THOMAS LOCHER, is the Trustee
<br />under a Deed of Trust made and entered into on or about March 27, 2009, by and between GINNY
<br />L. GRANDON and JAN-MIKEL GRANDON A/K/A JAN MIKEL GRANDON, wife and
<br />husband, Trustors, and THOMAS LOCHER, Trustee, MORTGAGE ELECTRONIC
<br />IaEGISTRATION SYSTEMS, INC., Beneficiary. Said Deed of Trust was recorded on Apri19,
<br />2009 as Instrument No. 2009-02605 of the Mortgage Records of Hall County, Nebraska. Said Deed
<br />of Trust having been assigned by virtue of an Assignment dated March 21, 2011 to U.S. BANK,
<br />N.A., and which was filed for record on March 25, 2011, as Instrument No. 2011-02358 of the
<br />Mortgage Records of Hall County, Nebraska. THOMAS LOCI3ER, Grantor, in consideration of the
<br />sum of One Hundred Thirty-Eight Thousand Six Hundred Eighty-Six and 26/100 Dollars
<br />($138,686.26) and other good and valuable consideration received from U.S. BANK, NATIONAL
<br />ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S. BANK,
<br />NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following-described
<br />real property in Hall County, Nebraska, to wit:
<br />Lot Twenty (20) in Hidden I.akes Subdivision, Number Two (2), Hall
<br />Counry, Nebraska.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That GINNY L. GRANDON and JAN-MIKEL GRANDON A/K/A JAN MIKEL
<br />GRANDON, as Trustors, failed to pay to Beneficiary payments which were contractually
<br />due, and the Grantor, at the request of the Beneficiary, elected to declare the entire unpaid
<br />principal balance, together with interest thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on April l l, 2011, as
<br />Instrument No. ZO 11-02771 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on May 26, 2011, as Instrument No.
<br />2011-03952 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on July
<br />12, 2011, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West First
<br />Street, Grand Island, Nebraska. Said Notice was published in Grand Island Independent, a
<br />legal newspaper of Hall County, Nebraska, once a week for five consecutive weeks
<br />commencing on May 26, 2011, and ending June 23, 2011. The last publication notice was at
<br />least ten days prior to the Trustee's Sale scheduled for July 12, 2011 and said sale was not
<br />later than 30 days after the last publication of notice.

<br />6. Grantor conducted a sale of the real property at public auction on July 12, 2011, at 10:00 a.m.
