<br />Leon Plastics, Inc., a Delaware corporation ("Grantor"), in consideration of One
<br />Dollar ($1.00) and other good and valuable consideration received from Hornady/ALDA,
<br />LLC, a Nebraska limited liability company ("Grantee") hereby grants and conveys to
<br />Grantee the real estate (as defined in Neb. Rev. Stat �76-201) legally described as
<br />follows:
<br />Lot Five (5), Argo Subdivision, an Addition to Alda, Hall
<br />County, Nebraska
<br />which real estate, together with all tenementa, hereditaments and appurtenances
<br />thereunto belonging and all fixtures, signage and improvements that are located thereon
<br />and attached thereto is hereinafter referred to as the "Real Estate."
<br />Grantor covenanta with Grantee that Grantor:
<br />1. Is lawfully seised of auch Real Estate and that this conveyance is subject
<br />to all encumbrancea, easements, reservations, covenants, and restrictions of record and
<br />further subject to all current and future property taxes and special asaessmenta that
<br />may be due or constitute a lien;
<br />2. Has the legal power and lawful authority to convey the Real Estate to
<br />Grantee;
<br />3. Warranta and will defend title to the Real Estate in conformity herewith
<br />against the claims of all persona.
