<br />TRUSTEE'S DEED
<br />This instrument, made this d 7 day of May, 2011, between Eric H. Lindquist, a member of the
<br />Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a power of sale
<br />contained in that certain Deed of Trust recorded on September 27, 2006 as Instrument No. 0200608624 in the
<br />office of the Register of Deeds of Hall County, Nebraska, and CitiFinancial Inc., hereinafter called
<br />"Grantee ".
<br />WHEREAS, on March 1, 2011, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Wanda J. Grobe, a single person, Trustor, under that certain Deed of Trust
<br />recorded on September 27, 2006 as Instrument No. 0200608624 in the office of the Register of
<br />Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />LOT ONE (1), BLOCK ONE (1), GOSDA SUBDIVISION, HALL COUNTY,
<br />NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting forth the
<br />nature of such breach and of his election to sell or cause to be sold such property to satisfy the
<br />obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of Hall County,
<br />Nebraska, on March 3, 2011, as Instrument No. 201101705.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §764008.
<br />Subsequent thereto, beginning on April 16, 2011, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 PM on May 26, 2011. Publication of such notice was made
<br />for five consecutive weeks on April 16, 2011, April 23, 2011, April 30, 2011, May 7, 2011 and May
<br />14, 2011, the last publication being at least ten (10) days but not more than thirty (3 0) days prior to
<br />the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties entitled to
<br />notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76 -1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $57,651.70, it being the highest bidder
<br />therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $57,651.70 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Wanda J. Grobe, a single
<br />person, and her successors in interest, were seized or possessed at the time said Deed of Trust was
<br />given, or at any time thereafter, in and to the premises sold as aforesaid, to -wit:
<br />LOT ONE (1), BLOCK ONE (1), GOSDA SUBDIVISION, HALL COUNTY,
<br />NEBRASKA.
