Lindquist, a memb�r of <br />the Nebraska State Bar Associativn, Successor Trustee, hereinafter called "Grantor", pursuant to a <br />power of sale contained in that certain Deed of Trust recorded on May 28, 2004 as Insttument No. <br />0200405358 in the Office of the Register of Deeds of Hall County, Nebraska, and Blaine K. <br />Packer, a married person, hereinafter called "Grantee". <br />0 <br />N <br />0 <br />� <br />� <br />0 <br />:� � <br />. � <br />N <br />N <br />WHEREAS, on August 10, 2010, Grantor, executed a Notice of Default pursuant to which ��� <br />notice was given to Micha.el D. Lempka and Donna J. Lempka, husband and wife, Trustors, under � <br />that certain Deed of Trust recorded on May 28, 2004 as Instrument No. 0200405358 in the Office of <br />the Register of Deeds of Hall County, Nebraska, covering that certain premises described as: <br />LOT 5, IN BLOCK 4 IN ROLLINS ADDITION TO T'HE CITY OF GRt�ND <br />ISLAND, HALL COLTNTY, NEBRASKA, <br />that a breach of an obligation for which the trust properly was conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of <br />Ha11 County, Nebraska, on August 10, 2010, as Instrument No. 201005616. <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Tr�st and in compliance with Neb. Rev. Sta.t. §76-1 OOR. <br />Subsequent thereto, beginning on March 12, 2011, Crrantor caused to be published in The <br />GYand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a <br />Notice of Trustee's Sa1e setting forth a description of the property to be sold and stating that the <br />described property would be sold at public auction to the highest bidder for cash or certified or <br />cashier's check, at at the lower level lobby of the Ha11 County Courthouse, 1 st & Locust Street, <br />Grand Island, Ha11 County, Nebraska at 2:00 PM on Apri120, 2011. Publication of such notice was <br />made for five consecutive weeks on March 12, 2011, Mazch 19, 2011, March 26, 2011, April 2, <br />2011 and April 9, 2011, the last publication being at least ten (10) days but not more than thirty (30) <br />da.ys prior to the date of sa1e. <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008. <br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did at the <br />time and place mentioned in said Notice of Trustee's Sa1e, offer said property for sale at public <br />auction, and did sell the same to Grantee for the sum of $20,900.00, it being the highest bidder <br />therefor. <br />NOW, TI�REFORE, in consideration of the premises and of the sum of $20,900.00 so bid <br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and <br />assigns forever, a11 the estate, right, title and interest of which the said Michael D. Lempka and <br />Donna J. Lempka, husband and wife, and their successors in interest, were seized or possessed at <br />the time said Deed of Trust was given, or at any time thereafter, in and to the premises sold as <br />aforesaid, to-wit: <br />LOT 5, IN BLOCK 4 IN ROLLINS ADDITION TO THE CITY OF GRAND <br />ISLAND, HALL COUNTY, NEBRASKA. <br />LLK <br />
