V � � / <br />20�10426� <br />3. Maintenance. Trustors shall keep the Property in good condition and repair and <br />shall not commit waste or permit impa,irment or deterioration of the Property. No improvement <br />hereafter erected upon the Property shall be altered, removed or demolished without the prior <br />written consent of Beneficiary. Trustors sha11 complete and in good workmanlike manner any <br />improvement on the Property and shall restore promptly any part thereof which may be damaged <br />or destroyed and pay, when due, all claims for labor performed and materials furnished therefore <br />and for any alterations thereof. <br />4. Compliance with Laws. Trustors sha11 comply with all laws, ordinances, <br />regulations, covenants, conditions and restrictions affecting the Properry and not commit, suffer, <br />or permit any act to be done in or upon the Property in violation of any law, ordinance, <br />regulation, covenant, condition or restriction. <br />5. Insurance. Trustors, at their expense, will maintain with insurers approved by <br />Beneficiary, liabiliTy insurance insuring Trustors, Trustee and Beneficiary against personal injury <br />and death and property damages incurred or claimed to have been incurred on or as a result of <br />their ownership or use of the real property in the amount of One Million and No/100 Dollars <br />($1,000,000.00) per occurrence. All insurance policies maintained pursuant to this Deed of Trust <br />shall name Trustors, Trustee and Beneficiary as insureds and provide that there shall be no <br />cancellation or modification unless at least fifteen (15) days prior written notification thereof is <br />actually delivered to Trustee and Beneficiary. In the event any policy hereunder is not renewed <br />on or before fifteen (15) days prior to its expiration date, Trustee or Beneficiary may procure <br />such insurance in accordance with the provisions of Paragraph 7 hereof. Trustors shall deliver to <br />Beneficiary the original policies of insurance and renewals thereof or memo copies of such <br />policies and renewals thereof. Failure to furnish such insurance by Trustors, or renewals as <br />required hereunder sha11, at the option of Beneficiary, constitute a default. <br />6. Ta�ces, Assessments, and Charges. Trustors sha11 pay all taxes, assessments and <br />other charges, including, without limitation, fines and impositions attributable to the Property, <br />before the same become delinquent. Trustors shall promptly furnish to Beneficiary receipts <br />evidencing such payments. Trustors sha11 pay all taxes and assessments which may be levied <br />upon Beneficiary's interest herein or upon this Deed of Trust without regard to any law that may <br />be enacted imposing payment of the whole or any part thereof upon the Beneficiary. <br />7. Additional Liens and Protection of Beneficiary's Securitv. If Trustors fail to make <br />any payment or fail to perform any of the covenants and agreements contained in this Deed of <br />Trust, or if any action or proceeding is commenced which materially affects Beneficiary's interest <br />in the Property, including, but not limited to, eminent domain proceedings, or proceedings <br />involving a decedent, or if Trustors fail to pay Trustors' debts generally as they become due, then <br />Beneficiary, at Beneficiary's option and without notice to or demand upon Trustors and without <br />releasing Trustors from any obligation hereunder, may make such appearances, disburse such <br />sums, and take such action as is necessary to protect Beneficiary's interest, including, but not <br />
