<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about April 7, Z005, by and
<br />between ANSELMA ARRIAZA, a single person, Trustor, and COMMERCIAL FEDERAL
<br />BANK, A FEDERAL SAVING5 BANK, Trustee, MORTGAGE ELECTRONIC
<br />12EGISTI�TION SYSTEMS, INC., Beneficiary. Said Deed of Trust was recorded on Apri18,
<br />2005 as Instrument No. 2005-03123 of the Mortgage Records of Hall County, Nebraska. Said Deed
<br />of Trust having been assigned by virtue of an Assignment dated December 9, 2010 to U.S. BANK,
<br />N.A., and which was filed for record on December 16, 2010, as Instnunent No. 2010-093 84 of the
<br />Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES was appointed Successor
<br />Trustee by virtue of a Substitution of Trustee dated January 21, 2011, and recorded January 31, 2011
<br />as Instrument No. 2011-00793 in the Office of the Register of Deeds for Hall County, Nebraska.
<br />GREGORY L. GALLES, Grantor, in consideration of the sum of Fifty-Eight Thousand Nine
<br />Hundred Seventy-Five and 28/100 Dollars ($58,975.28) and other good and valuable consideration
<br />received from U.S. BANK, NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey
<br />and confirm unto U.S. BANK, NATIONAL ASSOCIATION, (hereinafter "Grantee" where
<br />appropriate), the following-described real property in Hall County, Nebraska, to wit:
<br />The South 64 feet of Lot 5, Block 19, H.G. Clark's Addition to the Ciry
<br />of Grand Island, Hall County, Nebraska.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That ANSELMA ARRIAZA, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on January 31, 2011,
<br />as Instrvment No. 2011-00794 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on March 25, 2011, as Instrument No.
<br />2011-02357 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.

<br />5. That Grantor as required by § 76-1007 published a Norice of Trustee's Sale to be held on
<br />May 6, 2011, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, l l l West First
<br />Street, Grand Island, Nebraska. Said Notice was published in Grand Island Independent, a
<br />legal newspaper of Hall County, Nebraska, once a week for five consecutive weeks
<br />commencing on March 25, 2011, and ending Apri122, 2011. The last publication notice was
<br />at least ten days priar to the Trustee's Sale scheduled for May 6, 2011 and said sale was not
<br />later than 30 days after the last publication of notice.
