Boaower and I,ender further covenant and agree as follows: <br />17. Assignment of Rent�. Horrower unconditionally assig�ns and tra.nsfezs to Lendex all tb.e �reents and sevenues <br />of the Froperty. Boaower authorizes Leader or Lender's agents to collect tlae zents and revenues and hereby directs <br />each tenant of 'Eite Properiy to pay khe rents to Lender or Leuder's agents. However, prior to Lender's notice to <br />Bosmwer of Boaowez's breach of aay covenaat or agreemeat in tlxe Security Instzument, Bosrower shall. collect and <br />receive all rents and reveniues of the Property as ttvstee for the benefit of Lender and Bosrower. This assignment of <br />zeuts constituuttes an absolute assigam,ent and not an assignnnent far additiona.� seaurity only- <br />If Lender gives aotice of breach to Bortowex: (a} aU x�ents z�eived by Borrawer shall be held by Boaower as <br />trustez for iienefit of Leadar oaly, to be applied to the smns secured by the S�uiity Inshvmeat; (b) Lender ahall be <br />emtitled to oolle,ct and zeceive all of the rents of the Fraperty; aud (c) each tenant of the Proper[y shall pay all rants <br />due and uapaid to Lender oz� Lander's agent on Leader's written demand to the teaant. <br />Barrower has not executed any prior assignment of the rents and has not and will not perform any act that would <br />prevent Lender from exercising its rights umder tlus pazagza.ph 17. <br />Zender shall not be reqstired to enter upon, take control of or maintain. the Property before or aftex giving nolace <br />of breach to Bortower. However, Leader or a judicia,lly appointed xeceiver ma.y do so at any time there is a b�ceach. <br />Any spglication of rettts sl�all not cnre or waive an.y defauJ.# ox invalidate an.y other right or remedy of Lendes.
