201103885 <br />Bonower shall promptly dischatge any lien which has priority over this Security Instrument wffess <br />Borrower: (a) agrees in writing to the payment of the obligation se�ured by the lien in a manner ac�eptable <br />to I.ender, but only so long as Borrower is performing such agc'eement; (b) contests the lien in good faith <br />by, or defends against enfor�t of the lien in, legal proceedings which in Lender's opinion operate to <br />prevent the enforcement of tha lien while those procee�ings are gending, but only wrtil such proceedings <br />are concluded; or (c) secures from the holder of the lien mi agr�t satisfactory to Lender subordinating <br />the lien to this Se�urity Tn.ctn,T►�en . If Lender determin� that any part of the Property is subje�t to a lien <br />which c�n attain priority over tlus Security Instrument, Lender may give Bonower a notice identifying the <br />lien. Within 10 days of the date on which that notice is given, Borrawer shall satisfy the lien or take one or <br />more of the actions set forth above in this S�tion 4. <br />Lender may require Borrower to pay a one-time charge for a real estate tax verification and/or <br />reporting service used by Lender in connection with this Loan. <br />5. Properly Insarance. Boaower shall keep the improvements now existing or hereafter erected on <br />the Property insured against loss by fire, ha�rds included within the term "ext�de� coverage," and any <br />other hazards including, but not limited to, earthquakes and fl�ds, for which Lea�der requires ins�• <br />This insurance shall be maintained in the amoimts (including deductible levels) and for the periods that <br />Lender requires. W�at Lender requires pursuant to the greceding sentences c�n cvange during the term of <br />the Loan. The insurance carrier providing the insurance shall be chasen by Borrower subje,ct to Le�der's <br />right to disapprove Borrower' s choice, which right sha11 not be exercised unr�sonably. Lender may <br />require Borrower to pay, in connaction with this Loan, either: (a) a one-time charge for flaod zone <br />determination, cextific�tion and tracking serv�ices; or (b) a on�time chazge for flood zone determination <br />and certification services and subsequent charges each time remappings or similar changes occur which <br />reasonably might affect such determination or certification. Borrower shall also be responsible for the <br />payment of any fees imposed by the Federal Emergency Management Agency in connection with the <br />review of any flo� zone determination resulting fram an obje�tion by Borrower. <br />If Borrower fails to maintAin any of the coverag� describe� above, Lender may obtain insurance <br />coverage, at Lender's option and Borrower's exgense. Lender is under no obligation to purchase any <br />particular type or amount of coveraga. Therefore, such coverage sha11 cover Lender, but might or �►ight <br />not prot�t Bonower, Borrower' s equity in the Property, or the contents of the Properiy, against any risk, <br />ha�rd or liability and might provide greater or lesser coverage than was previously in effect. Borrower <br />acknowledges that the cost of the insurance coverage so obtained might significantly elcceed the cost of <br />insurance that Bonower could have obtained Any amounts disbursed by Lender under this Se�tion 5 shall <br />b�ome additional debt of Bonower secured by this Se�urity Instcvment. These amounts shall bear interest <br />at the Note rate from the date of disbursement and sha11 be payable, with such inter�t, upon notice from <br />Lender to Bonower requesting payment• <br />All insurance �licies required by Lender and renewals of such policies sha11 be subject to Lender's <br />right to disapprove such policies, shall include a standard mortgage clause, and shall name Lender as <br />mortgagee and/or as an additionalloss payee. Lender shall ha.ve the right to hold the policies �d r�ewal <br />certificates. If Lender requires, Borrower shall promptly give to Lender all re�eipts of paid premiums and <br />renewal notices. If Borrower obtains any form of insurance coverage, not otherwise required by I.ender, <br />for damage to, or destruction o� the Properiy, such policy shall include a standard mortgage clause and <br />shall name Lender as mortgagce and/or as an additional loss pay�. <br />In the event af loss, Borrower shall give prompt notice to the insurance cazrier and Lender. I.ender <br />may make proof of loss if not made promptly by Borrower. Unless Lender and Bortower otherwise agr� <br />in writing, anY insurance Proc�ds, whether or not the underlying insurance was required by Lender, shall <br />be applied to restoration or repair of the Property, if the restoration or repair is e�onomic�lly feasible and <br />Lender' s security is not lessened.
