<br />SURVIVORSHIP WARRANTY DEED
<br />KNOW ALL MEN BY THESE PRESENTS THAT Hunter A. H. Campbell and
<br />Kathleen A. Campbell, husband and wife, Grantor, whether one or more, in consideration of
<br />One Dollar and other valuable consideration, receipt of which is hereby acknowledged, does
<br />hereby grant, bargain, sell, convey and confirm unto Lonnie J. Mitteis and Debra R. Mitteis,
<br />husband and wife, as joint tenants with right of survivorship, and not as tenants in common, the
<br />following described real properly in HallCouniy, Nebraska:

<br />Part of the South Half of the Southeast Quarter (S1/2SE1/4) of Section
<br />Thirteen (13), Township Eleven (11) North, Range Nine (9) West of the 6th
<br />P.M., Hall County, Nebraska more particularly described as follows:
<br />Commencing at the Southwest corner of said South Half of the Southeast
<br />Quarter (Sl/2SE1/4) of said Section Thirteen (13), Township Eleven (11)
<br />North, Range Nine (9) West of the 6th P.M., running thence North, parallel
<br />with the West boundary line thereof, for a distance of 330 feet; running
<br />thence East, parallel with the South boundary line of said S1/2SE1/4 for a
<br />distance of 159 feet, running thence South, parallel with the West boundary
<br />line of said S1/2SE1/4 for a distance of 330 feet, and running thence West
<br />upon and along the southerly boundary line of said Sl/2SE1/4, for a distance
<br />of 159 feet to the place of beginning,ezcepting, however, therefrom a certain
<br />tract conveyed to Johanna Cramer by Deed recorded in Book 3, Page 448 of
<br />the Deed Records of Hall County, Nebraska.
<br />To have and to hold the above described premises together with all tenements, hereditaments
<br />and appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and
<br />assigns of the survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the
<br />heirs and assigns of the survivor of them that grantor is lawfully seized of said premises; that
<br />they are free from encumbrance ezcept covenants, easements and restrictions of record; all
<br />regular tazes and special assessments, ezcept those levied or assessed subsequent to date
<br />hereof; that grantor has good right and lawful authority to convey the same; and that grantor
<br />waxrants and will defend the title to said premises against the lawful claims of all persons
<br />whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees,
<br />the entire fee simple title to the real esta.te shall vest in the surviving grantee.
