Stat 76-1001 to 76-1018, a Trust Deed was executed by Robert Paul Baker Jr. and Christina Baker ("Trusters") to Sam Grimminger, as trustee ("Tr,.:st~:,"), ivr the bencfit of The Edna M. Crow Revocable Trust, the beneficiary named therein ("Beneficiary"), recorded on the 11th day of February, 2010 in the office of the Register of Deeds of Hall County, Nebraska as Instrument No. 201000945; and WHEREAS, Trustee filed for record in the office of the Register of Deeds of Hall County, Nebraska, a Notice of Default, identifying the Trust Deed by stating the name of the Trustors named therein and giving the Instrument Number where the same was recorded, a description of the Trust property, and said Notice containing a statement that a breach of an obligation for which the Trust property was conveyed as security had occurred, and setting forth the nature of such breach and of the Trustee's election to sell or cause to be sold such property to satisfy the obligation; and WHEREAS, after the lapse of not less than one month, the breach or default was not cured as required by law; and WHEREAS, the Trustee gave written notice of the time and place of sale particularly describing the property to be sold by publication of said notice at least five (5) times, once a week for five (5) consecutive weeks, the last publication being at least ten (10) days but not more than thirty (30) days prior to the sale, in a newspaper having general circulation in Hall County, Nebraska, all according to the Nebraska Trust Deeds Act; and WHEREAS, the sale was held at the time and place designated in the Notice of Sale which was between the hours of 9:00 a.m. and 5:00 p.m., and was held at the Courthouse of the county in which the property to be sold was situated; and WHEREAS, the Notice of Sale was in substantially the form as provided by the Nebraska Trust Deeds Act; and WHEREAS, on the date and at the time and place designated in the Notice of Sale, to wit: the 10"' day of May, 2011 at 10:00 a.m. and after holding the sale open, the Trustee sold the property at public auction to The Edna M. Crow Revocable Trust who was the highest bidder, said bid being the sum of One Hundred Fifteen Thousand and no/100 dollars ($115,000.00); 0 N CD F-' O CA:) -J S°
