<br />TRUSTEE'S DEED
<br />This instrument, made this 30th day of March, 2011, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on October 30, 2007 as Instrument
<br />No. 0200709310 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary
<br />of the Department of Housing and Urban Development, hereinafter called "Grantee ".
<br />WHEREAS, on March 4, 2010, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Nancy A. Poore, a single person, Trustors, under that certain Deed of Trust
<br />recorded on October 30, 2007 as Instrument No. 0200709310 in the office of the Register of
<br />Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />Lot Twenty -One (21), in West Heights Second Addition to the City of Grand
<br />Island, Hall County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 15, 2010, as Instrument No. 0201001688.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76 -1008.
<br />Subsequent thereto, beginning on January 15, 2011, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br />stating that the described property would be sold at public auction to the highest bidder for cash
<br />or certified or cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st &
<br />Locust Street, Grand Island, Hall County, Nebraska at 2:00 p.m. on February 24, 2011.
<br />Publication of such notice was made for five consecutive weeks on January 15, 2011, January
<br />22, 2011, January 29, 2011, February 5, 2011 and February 12, 2011, the last publication being
<br />at least ten (10) days but not more than thirty (3 0) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76 -1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, postpone such sale pursuant to
<br />Neb. Rev. Stat. §76 -1009. Thereafter, at 2:00 p.m. on March 29, 2011, John B. McDermott,
<br />attorney for Grantor, did offer said property for sale at public auction, and did sell the same to
<br />CitiMortgage, Inc. for the sum of $108,123.31, it being the highest bidder therefor.
<br />CitiMortgage, Inc, has assigned all of its right, title and interest in such bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $108,123.31 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
<br />successors and assigns forever, all the estate, right, title and interest of which the said Nancy A.
<br />Poore, a single person, and his/her /their successors in interest, were seized or possessed at the
