<br />JAMES OSTERMEIER, PERSONAL REPRESENTATIVE OF THE ESTATE OF ROSE A.
<br />OSTERMEIER, DECEASED pursuant to the authority of 30-2476 (23) of
<br />the Nebraska Probate Code, in consideration of ONE DOLLAR ($1.00) and
<br />other valuable consideration received from Grantee, does grant, bargain,
<br />sell, convey and confirm unto JAMES W. OSTERMEIER AND LYNELL
<br />OSTERMEIER HUSBAND AND WIEE,GRANTEE, as joint tenants and not as
<br />tenants in common the following described real property:
<br />The Southwest Quarter (SW1/4) of Section Twenty One (21), Township
<br />Twelve (12} North, Range Nine (9) West of the 6th P.M., Hall County,
<br />Nebraska EXCEPT Lot One (1), Ostermeier Subdivision, Hall County,
<br />Nebraska, EXCEPT a tract more particularly described in Warranty Deed
<br />recorded in Book 76, Page 505, EXCEPT a tract more particularly
<br />described in Warranty Deed recorded as Document No. 92-104442
<br />Subject to easements and restrictions of record, together with all the
<br />estate, right, title, interest, claim or demand whatsoever of said
<br />Deceased of, in and to the same, or any part thereof.
<br />To have and to hold the above-described real property and all tenements,
<br />hereditaments, and appurtenances thereto belonging unto the Grantee and
<br />Grantee's heirs and assigns forever, and the Grantor hereby covenants
<br />that the real property herein described is free and clear of any lien or
<br />encumbrance caused by any claim for taxes levied against The Estate of
<br />ROSE A. OSTERMEIER, Deceased.
