<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about September 30, 2005, by �� Sd
<br />and between STEPHANIE L. CAMPER, a single person, Trustor, and U.S. BANK TRUST
<br />COMPANY, NATIONAL ASSOCIATION, Trustee, PLATTE VALLEY STATE BANK &
<br />TRUST CO., Beneficiary. Said Deed of Trust was recorded on September 30, 2005 as Instrument
<br />No. 200509748 in the office of the Register of Deeds for Hall County, Nebraska. Said Deed of Trust
<br />having been assigned by virtue of an Assignment dated September 30, 2005 to U.S. BANK, N.A.,
<br />and which was filed for record on September 30, 2005, as Instrument No. 200509749 in the office of
<br />the Register of Deeds for Hall County, Nebraska. BART M. STURDY was appointed Successor
<br />Trustee by virtue of a Substitution of Trustee dated September 13, 2010, and recorded December 14,
<br />2010 as Instrument No. 201009303 in the Office of the Register of Deeds for Hall County, Nebraska.
<br />BART M. STURDY, Grantor, in consideration of the sum of Thirty Thousand and 00/ 100 Dollars
<br />($30,000.00) and other good and valuable consideration received from "Fannie Mae a/Wa Federal
<br />National Mortgage Association", does hereby grant, bargain, sell, convey and confirm unto
<br />"Fannie Mae a/k/a Federal National Mortgage Association", (hereinafter "Grantee" where
<br />appropriate), the following-described real property in Hall County, Nebraska, to wit:
<br />THE SOUTHERLY FIFTY-SIX FEET (56') OF LOT ONE (1), IN
<br />BLOCK FOURTEEN (14), IN RUSSELL WHEELER'S ADDITION
<br />TO THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That STEPHANIE L. CAMPER, as Trustor, failed to pay to Beneficiary payments which
<br />were contractually due, and the Grantor, at the request of the Beneficiary, elected to declare
<br />the entire unpaid principal balance, together with interest thereon at once immediately due
<br />and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on December 14,
<br />2010, as Instrument No. 201009304 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on January 25, 201 l, as Instrument No.
<br />201100595 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trus� and in compiiance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />March 16, 201 l, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
<br />First Street, Grand Island, Nebraska.. Said Notice was published in The Grand Island
<br />Independent, a legal newspaper of Hall County, Nebraska, once a week for five consecutive
<br />weeks commencing on January 19, 2011, and ending February 16, 2011. The last publication
<br />notice was at least ten days prior to the Trustee's Sale scheduled for March 16, 2011 and said
