<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That a Deed of Trust was made and entered into on or about 8/31/2006, by Todd W. Friesen and Lori K.
<br />Friesen, husband and wife, as joint tenants and not as tenants in common, as Trustor, and Argent Mortgage
<br />Company, LLC, Beneficiary, wherein Gary D. Byrne was named Trustee. This Deed of Trust was recorded
<br />9/1/2006 in the Records of the Register of Deeds of HALL, Nebraska as Instrument No. 0200607895 in Book xxx,
<br />at Page xxx, .
<br />Argent Mortgage Company, LLC, Beneficiary, assigned all of its right, title and beneficial interest in the
<br />Deed of Trust to U.S. Bank National Association, as trustee, on behalf of the holders of the Asset Backed
<br />Securities Corporation Home Equity Loan Trust, Series AMQ 2006-HE7 Asset Backed Pass-Through
<br />Certifcates, Series AMQ 2006-HE7 by Select Portfolio Servicing, Inc as Attorney in Fact . The Assignment
<br />was recorded in the office of the Register of Deeds of HALL County, Nebraska.
<br />Thomas J. Holthus, Esq. has been appointed Successor Trustee, pursuant to a Substitution of Trustee filed
<br />for record with the Register of Deeds of HALL County, Nebraska. Hereinafter the Successor Trustee, Thomas J.
<br />Holthus, Esq., will be referred to as GRANTOR.
<br />The GRANTOR in consideration of $28,415.10 and other valuable consideration received from U.S.
<br />Bank National Association, as trustee, on behalf of the holders of the Asset Backed Securities
<br />Corporation Home Equity Loan Trust, Series AMQ 2006-HE7 Asset Backed Pass-Through Certificates,
<br />Series AMQ 2006-HE7
<br />hereinafter GR.ANTEE(S), does hereby grant, bargain, sell, convey and conform unto GRANTEE(S) the following
<br />described real property in HALL County, Nebraska:
<br />Lot Twenty-Seven (27), of Hawthorne Place, in the City of Grand Island, Hall County, Nebraska.
<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the GRANTEE(S), and to the GRANTEE(S)' successars and assigns forever.
<br />GRANTOR does hereby covenant with the GRANTEE(S) and with the GRANTEE(S)' successors and
<br />assign:
<br />(1) That Todd W. Friesen and Lori K. Friesen, husband and wife, as joint tenants and not as
<br />tenants in common, as Trustor, failed to pay the Beneficiary payments which were contractually due, and the
<br />GRANTOR, at the request of the Beneficiary, elected to declare the entire unpaid principle balance, together with
<br />interest thereon, at once immediately due and payable.
<br />(2) That a Notice of Default was recorded by GRANTOR on 12/10/2010, in instrument number
<br />201009223, Book at page , in the records of the Register of Deeds, HALL County, Nebraska. Within ten (10)
<br />days thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage prepaid, to all
<br />parties entitled to notice, pursuant to said Deed of Trust and incompliance with Neb. Rev. Stat. § 76-1008
<br />(Reissue 1996).
<br />(3) That Trustor Todd W. Friesen and Lori K. Friesen, husband and wife, as joint tenants and not
